Why and How to Hire a Remodeling Company

Why and How to Hire a Remodeling Company

When you first decide to do a remodeling project, whether big or small, there are two main questions you must ask yourself

  1. Will I do the work myself, or should I hire a remodeling company?
  2. If I hire a professional, how do I choose the right one?

The answers to both of these questions can have a significant impact on the ease with which the project is completed, and how pleased you are with the finished product.

Why hire a remodeling company?

While some people have the skills to do their own home remodeling, many do not. Even with the proper knowledge and abilities, however, there are still several advantages of hiring a remodeling company. Some of the most common are listed below:

  1. Fewer mistakes – Unless you do construction work on a regular basis, chances are high that you will make mistakes when installing flooring or cabinets, or completing any other remodeling task. This usually means wasted time and/or materials, translating into wasted money as well.
  2. Professional design – While you may have a few design ideas yourself, from Pinterest or what you’ve seen at someone else’s home, a professional remodeler will be able to help you pinpoint the right design for you, your budget, and how you use your space. It’s very disappointing to spend money on a remodeling project, only to find out that it should’ve been designed better in the first place.
  3. Less stress and faster completion – Unless you’re retired, you likely have to work every day, meaning that your available remodeling time is nights and weekends. Project completion can drag out simply because you don’t have enough hours in the day to do it all. A professional remodeling company has a crew that will be assigned to your project, making it easier to get the job done more quickly and during daytime hours when you’re at work. That way, you can come home and relax after a hard day’s work!
  4. Warranty – If you do your own remodeling, you’re on the hook for costs related to fixing anything that goes wrong down the road. In contrast, many contractors warranty their labor and materials for a specified time period after project completion.

How do I choose a remodeling company?

Once you’ve decided to let a professional do the job, the next most important step is to pick the right company. Unless you already have personal experience with one or have a recommendation from a friend, you will probably have to choose from local contractors whom you know nothing about. Here are some questions to ask a potential contractor to help you choose the right one:

  1. How long have you been in business? (You’re looking for experience so longer is better here!)
  2. Are you insured? (If not, run the other way! If so, ask for a certificate of insurance to be provided prior to the project’s start.)
  3. Will you get the needed permits and/or inspections for my job? (An experienced professional will know exactly what permits and inspections are required – you shouldn’t have to figure this out yourself.)
  4. How long will my project take? (Ask about how unexpected delays are handled and how the time frame will be affected by the number of crews working and other jobs that are scheduled.)
  5. What will my project cost and what are the payment terms? (You don’t want any surprises here. It’s also helpful to know how additions or changes to project scope are handled.)

The list above is by no means an exhaustive one, but it’s a good place to start. Other considerations include whether or not the company has design consultants on staff, has a portfolio of work completed that you can look at, and what kind of warranty is offered. The more questions you ask BEFORE you hire a remodeling company, the better the chance that you will be satisfied with the entire process and the finished product.

Pros and Cons for Open Shelves in the Kitchen

Pros and Cons for Open Shelves in the Kitchen

open kitchen shelvingOpen shelving has become an increasingly popular kitchen design feature among our clients because it provides a combination of an aesthetic focal point with superb functionality. Open shelves offer a look with universal appeal. They enable homeowners to showcase a dramatic back splash, display dishes, pottery, sculptures, plants, herbs, and dishware and glassware, among numerous other options. Plus, open shelves provide home chefs with the functionality to access their favorite cooking tools within arm’s reach. So, what’s the downside? Open shelves limit storage and can contribute to a cluttered look and feel.

Open Shelving Works When …

  1. Items that a homeowner wants to showcase are uniform in size.
  2. Homeowners want to easily access the cooking tools that they use most often without having to search in a cabinet or drawer. At a glance, homeowners know where everything is and know exactly what’s ready for use. Seeing all of your pieces encourages you to use more of your china and serving dishes because they’re never out of sight nor out of mind.
  3. Homeowners don’t want to display kitchen gadgets and tools and products that can be relegated to cabinets and drawers.
  4. Budgets are tight. Shelving tends to be less expensive than cabinetry and less costly to install.
  5. You want to showcase a back splash, collectibles, artwork and dish and glassware.
  6. Space is at a premium. Open shelves can make a kitchen appear larger and more open.

Open Shelving Does Not Work When…

  1. You don’t have the time or the inclination to keep the shelves organized.
  2. You don’t have the time or the inclination to clean often. Open shelves tend to attract dust and grease and grime generated from cooking.
  3. You are seeking custom design on a budget. For custom kitchens, the cost savings are negligible, especially if the client wants custom shelving.
  4. Functionality is more important than aesthetics. A primary benefit of open shelves is to have the most used kitchen items at your fingertips. It takes time and effort to keep everything in its place to avoid a cluttered aesthetic.
  5. There are too many items on the shelves that contribute to a cluttered, disorganized look.
  6. When you need the storage space that cabinets provide. Upper cabinets conceal clutter and disorganized dishes that you may not have time to straighten up. Upper cabinets help keep things tucked away and off the countertops.

Not sure? There are many cases when you can combine cabinets with open shelves. Are open shelves a feature that will work in your new kitchen? Give us a call at (949) 861-3400, or visit our design showroom in Irvine, to determine how you can create the kitchen of your dreams.

Kitchen Remodeling Design Trends

kitchen remodel design trendsThe most popular layout among U.S. homeowners undertaking a kitchen renovation is L-shaped, according to a recent Houzz.com survey. Nearly 50 percent of homeowners changed or plan to change the layout of the kitchen as part of their remodeling plan. U-shaped kitchens were the second most popular layout, followed by a galley layout.

Kitchen Layout and Size

Open floor plan kitchens are another significant trend among homeowners remodeling their kitchens. Many of our clients agree – opening up their kitchen space to other parts of their home is one of the most requested services. The Houzz survey found more than 50 percent of homeowners opting for opening the kitchen to other living areas, while 18 percent choose to open their kitchen space to outdoor spaces.

The average size of a kitchen remodel was 230 square feet. A reported 40 percent of homeowners opted to increase the size of their kitchen as part of their remodel. More significant than size is style. The top priority among homeowners in the survey, and among our clientele, is to create a kitchen that is both stylish and beautiful. That’s the number one reason why our clients depend on our showroom. We know how to ask the right questions to determine wants, needs and dreams. The most popular style of kitchen renovations was transitional, followed by contemporary and farmhouse.

Why Orange County Residents Are Choosing To Renovate Rather Than Relocate

Why Orange County Residents Are Choosing To Renovate Rather Than Relocate

renovateThe ability to convert dreams into reality is the number one reason why homeowners undertake a renovation project. A result of a recent survey of more than 142,000 homeowners conducted by Houzz.com. Of those, nearly half decided to renovate in some capacity during 2018.

Reasons to Renovate

The reasons for all types of renovation projects parallel the reasons our clients in Orange County decide to renovate their homes. The other major reasons for renovating in 2018, 2019 and 2020 include…

  • Desire to customize a recently purchased home
  • Correcting damage due to home age, pests and lack of functionality
  • Adapting to recent lifestyle changes / Universal Design
  • Preparing home for sale to increase value
  • Addressing damage from a natural disaster

The survey also reflects trends in Orange County. Nearly half of survey respondents opted to renovate their existing home as opposed to purchase new. The primary reasons included the ability to make a distinct and personal design statement by capitalizing on the opportunity to customize features and design and a desire to stay in their existing neighborhoods.

Goals of Renovation

The goals of renovation are not surprising. Almost all of our clients in Orange County renovate to improve the look, feel and functionality of their homes. Another major reason to renovate is to increase the value of the home, and the best return on investment in home renovations is a new kitchen. Kitchen renovations provide a 92.9% return on investment, according to Remodeler magazine. A bathroom remodel that includes replacing the toilet, tub and light fixtures, plus adding a double-sink, tiling the floor and hanging wallpaper can result in a $1.71 increase in home value for every dollar spent, according to Zillow.

Renovate Around Challenges

The top challenges renovating homeowners face are finding the right service providers, staying on budget and finding the right products. The reason why homeowners have a difficult time finding the right service providers and products is that the Internet is both our friend and foe. While the Internet provides access to every product and service that you could ever need for a renovation project, the amount of information available online can be overwhelming, is often incorrect, is likely to cause analysis paralysis, contributes to unrealistic expectations and elevates stress levels. That’s why a professional kitchen and bath showroom is your greatest asset. Showroom professionals specialize in making order out of chaos.

Staying Within Budget

The reason why staying on budget is so difficult, is due to not having a well-crafted and complete plan. Another reason why estimating and sticking to a budget is difficult for most homeowners in Orange County is that home improvement television is not a documentary but entertainment. Both budgets and timetables do not reflect reality and costs almost never include labor expenses. Click here for a guide to budget more effectively for a new kitchen.

If your kitchen, bath, laundry room, closets or other areas of your home no longer meet your desires, needs or preferences, give us a call at (949) 861-3400 or visit our showroom at 576 Wald, Irvine CA 92618. We will show you how you too can turn your dreams into realities.

Flooring Options to Consider

Flooring Options to Consider

Flooring optionsNow that you’ve determined what qualities you want your flooring to have, it’s time to look at the different flooring options. Although there are many, let’s take a look at three excellent choices:

Top 3 Flooring Options

  1. Engineered hardwood – This is a popular alternative to solid wood flooring. Instead of solid wood throughout, it is made of a thin section of hardwood layered on top of high-quality plywood. Because of the thin wood layer, it can only be sanded lightly once or twice, in contrast to solid wood floors which can be sanded and refinished multiple times. Engineered hardwood floors are generally less expensive than solid hardwood, however, and are attractive, durable, and moisture resistant.
  2. Luxury vinyl tile – Vinyl flooring has come a long way. Luxury vinyl tile (LVT) now offers homeowners a wide variety of colors and styles, while also providing flooring that is extremely durable. Some LVT options are even 100% waterproof, making them great options for kitchens and bathrooms. Others are stain and scratch-resistant, an important consideration if you have pets or small children living with you. If you want the look of hardwood or stone flooring, luxury vinyl tile has many options that will give you just that, topped off with a surface that will withstand spills, high foot traffic, and a busy household.
  3. Porcelain tile – This is a type of ceramic tile, making it a strong, durable flooring option. The material makeup and labor to install make this flooring more expensive than some, and it also requires maintenance of the grout that is used between the tiles. The advantages of porcelain tile are numerous, however, and include water and stain resistance, ease of cleaning, high durability, and a lifespan that can be decades or more. In addition, some porcelain tiles look like wood, granite, marble, and other materials, providing the homeowner with a variety of style choices.
