9 Steps to a Successful Kitchen Remodel

9 Steps to a Successful Kitchen Remodel

Kitchen RemodelIf you’ve decided that a kitchen remodel is your next home improvement project, congratulations! It’s a fun process and will result in a beautiful kitchen that will bring you and your family joy for years to come. Let’s take a look at 9 steps to take to make sure the whole kitchen remodel goes smoothly!

What do you need (and want)?

If you’ve been dreaming about your kitchen remodel for some time, you might already have a good idea of what you need. Now is the time to really think it through.

Can you make your dream kitchen a reality with the space you already have? Or, will you need to move walls or add on? How does traffic and workflow through your kitchen now – do you need a new floorplan to achieve your ideal use of the space? Is there something you’ve always wanted, like custom cabinets or a large center island?

These are all important questions to ask yourself as you begin the planning process. First, identify your needs – what MUST you have to make this kitchen remodel a true success? Then, identify your wants – if it’s possible, what would you LOVE to see in your new kitchen?

Determine your kitchen remodel budget

Don’t cringe when you hear the ‘B’ word! Instead, embrace the budget and view it as a useful tool that will aid in your success. Figuring out your remodeling budget is actually something that will give you freedom and focus. When you know how much you have to spend, it’ll help you determine your scope of work and material choices, ultimately making some decisions easier. Check out our blog on how to stick to a remodeling budget for ways to make sure you don’t overspend.

Research professional remodeling companies

Tackling a full kitchen remodel is no small feat. It often involves more than just building skills. For example, plumbing and electrical items may need to be moved or installed depending on your new plans. Working with a remodeling company can take the worry out of the process and help make sure things get done right. Professional remodelers can usually do the job in a shorter amount of time than a DIY homeowner, plus save you money by eliminating costly mistakes. To find a good remodeling company in your area, ask friends and family for recommendations or check out professional review sites like Google, Houzz, or Guild Quality.  We’ve also written this handy blog on 15 remodeling websites and resources to check your construction firm or contractor’s quality of work, reviews, certifications, license, insurance, and ethical standards.  Due to the prevalence of license fraud in the construction industry, you will want to ask your construction professional for their business card or ID to verify the name matches that of the licensed and insured company shown on www.CSLB.CA.GOV. You can never be too safe when it comes to tearing into your largest investment, your home.

Work on your kitchen design

Next, it’s time to put all your ideas together to determine exactly what your kitchen will look like. This is where it’s especially helpful to have a professional design-build company on your side. Designers have years of experience with kitchen remodeling and can easily help you envision what your ideas will look like when they’re all put together. Sea Pointe Design & Remodel uses 3D color renderings as communication tools to help you see your new kitchen design in full living color. Your design will influence not only the cost, but also how you use your dream kitchen, so it’s important to get it right.

Pick out fixtures and finishes to match your style

This is the fun part! Now that you have an idea of the floor plan and overall kitchen design, it’s time to pick out all the little things that add up to give it character. What lighting fixtures do you want? How about paint, cabinet, and countertop colors? Is there a particular flooring option that would make this high traffic area easier to clean and maintain? One of the most fun items to select in the kitchen is your kitchen backsplash; this is something you can change out more often and get a complete feeling of a kitchen remodel with just the backsplash and pulls changed out.

Ask for estimates

With a detailed plan, it’s now time to make sure you can afford it. Ask your remodeling company for an estimate on how much it will cost to make your dream kitchen a reality. If it’s too much, then it’s time to tweak things a little to make the numbers work in your favor. If the price comes in too low for your budget, feel free to change things up. Keep in mind that general contractors and design build firm estimates will be different as design build firms include your as-built plans, new design plans, black and white elevations, kitchen cabinet diagrams, structural engineering if required, lead and asbestos testing, and 3D color renderings.  You general contractor will give you an estimate without any of these additional services and you will need to source and cost these independently.  The average general contractor has change orders which are after the estimate costs that increase your overall budget as you go.  Design build eliminates change orders by designing the whole kitchen with products and materials, thereby giving you a holistic budget.  General contractors tend to come in low to get the job and then use change orders to build the exact kitchen to their specifications.  The national average indicates that general contractors employ change orders at the rate of 40% per job; this means if the original estimate to get the job was $100,000, then the average GC would change order the job landing the total budget at $140,000.

Finalize drawings and get permits (if required)

Many localities require a remodeling permit, especially for projects as large as a full kitchen remodel. Here’s another advantage of hiring a professional to help – they can provide drawings and get the needed permits while you sit back and relax. You want to be sure that the construction professional you hire is pulling the permits as the person, construction company, or design build firm that pulls the permit is legally responsible and liable for all scoped work.  This is your insurance policy as a homeowner on making sure the job gets done correctly and is inspected by another professional construction worker, the city inspector.

Get started!

You’ve hired a remodeling company, come up with the perfect kitchen design, gotten the needed permits, and picked out your desired fixtures and finishes. It’s time to let the professionals get to work!

Evaluate and enjoy

When the project is complete, take the time to make sure everything is just as it should be. Then, if all is well … start cooking and using that beautiful kitchen.  Dinner parties have never been so fun since a kitchen renovation in the OC.  Your friends, family, and guests will give you all the accolades you can imagine

How to Stick to Your Remodeling Budget

How to Stick to Your Remodeling Budget

Remodeling BudgetYep, we said it … that ‘B’ word that makes many people cringe. But, a remodeling budget doesn’t have to be scary. In fact, having a plan and knowing most of what to expect before you even start actually gives you freedom. Freedom to make wise choices, freedom to design something that fits your personal taste, and freedom to have FUN!

If you are planning any kind of home remodeling project in the near future, here are 5 easy ways you can stay within your budget and make your dreams come true.

Calculate your remodeling budget

This might seem obvious, but some people actually forget this step. Take a look at your expected income minus your anticipated expenses and see what you have available for a remodeling budget. Or, maybe you’ve already been saving and have a nice sum put aside. Either way, smart remodeling begins with knowing the dollar amount you have available to spend.

Determine the scope of work

Where exactly do you want to start? You’ve already decided how much you have to spend. But, if you can’t decide what needs to be done, you won’t know if it fits within your remodeling budget. Here’s where you need to sit down and prioritize what matters most. Don’t forget to think about projects that might make sense to do at the same time. For example, if you want new kitchen cabinets, does it make sense to replace the flooring at the same time?

Choose the appropriate materials and upgrades

One of the most enjoyable parts of a remodeling project is finally getting to put in that one thing that you’ve been dreaming about. For example, have you been drooling over your neighbor’s custom kitchen cabinets and wishing you could have the same? Here’s where you can make that happen! Just do the calculations ahead of time and see what you have the ability to spend a little extra money on. If it fits into your remodeling budget, you’re golden!

Plan for unexpected expenses

As Benjamin Franklin once said, “If you fail to plan, you are planning to fail.” That’s certainly true for many areas in life, but it’s a golden rule in remodeling. There are very few projects that go exactly according to plan. Usually, it’s not for lack of planning. Even the best-laid plans go awry when hidden things show their face. For example, tearing into a wall might reveal wiring that’s not up to code, or a rotten beam – things that just aren’t visible until the work actually starts. Incorporate some extra funds into your remodeling budget and you’ll have a cushion when the unexpected arises. If you have money left over when the project is nearing completion, you can then decide whether to save it or expand the scope of work to include something else you want.

Choose your remodeling company wisely

Home design plans for impending remodel.Unless you’re a professional remodeler yourself, or a serious DIY’er, you’ll want to hire a remodeling company. Choose one that has a design team to ensure that you’re not walking blindly into your project. Design professionals often think of factors that the average homeowner doesn’t. This translates into fewer surprises during the construction process. Before you decide on a company, check out their portfolio, either online or in their showroom. You can tell a lot about the quality of a company’s work by looking at the projects they’ve completed for others.

Put your remodeling budget to work!

If you take to heart all of the tips above, you are setting yourself up for successfully sticking to your remodeling budget. When that happens, you can truly enjoy the finished product because it won’t have created financial strain as you were pursuing your dreams. Get started today by giving us a call at (949) 861-3400.

Is Sheltering In Place Inspiring Your Next Home Remodel?

Is Sheltering In Place Inspiring Your Next Home Remodel?

Home Remodeling“Stay home!” This could possibly be the most frequently heard message around the country in the last few months … and maybe even the world.

But, what if your home isn’t all it’s chalked up to be? If you’re like many homeowners, sheltering in place has opened your eyes to what’s wrong with your home, not what’s right about it. And, perhaps it’s left you planning what home improvement or remodeling project you’re going to do next.

Sheltering in place inspires home upgrades

You might say that sheltering in place is a little like spending several weeks with your in-laws. What you might normally overlook or not think twice about becomes glaringly obvious the more time you spend together.

Here are the most common home-related problems that homeowners noticed while spending time at home during the pandemic:

  1. Inadequate home office space – Many of us have never worked from home before the Covid-19 crisis. Or, we’ve never telecommuted for extended time periods. The pandemic has opened our eyes to the need for a designated home office that offers both function and style.
  2. Not enough storage – When everyone’s home at once, there just isn’t enough room for everyone’s things!
  3. Kitchen downfalls – With restaurants closed or only available for take-out, sheltering in place left many homeowners spending more time than ever cooking at home.
  4. Not enough outdoor space – When everyone’s cooped up inside, it’s only natural to want a functional, relaxing space to turn to

Helpful home remodeling solutions

Kitchen RemodelingSo, now that you’ve noticed a few of your home’s faults, it’s time to do something about them. Here are a few ideas to get you started:

  1. Create the perfect home office – It’s possible that you’re going to be working from home for a while yet, or need to again in the future. Why not take the time now to make sure you’re fully equipped?
  2. Utilize custom storage solutions – Now that it’s clear how much storage you actually need, it might be time for some upgrades. Our designers can help with custom bathroom cabinetry or perfect storage options for any room in the house.
  3. Build your dream kitchen – Make a list of all the things you didn’t like about cooking at home while sheltering in place. Then, identify what you want in your perfect kitchen. Whether it’s custom kitchen cabinets, new lights and fixtures, or an entire kitchen remodel, we can make it happen!
  4. Get an outdoor kitchen – While we can’t solve your problem of not enough space outside, we can help you make the most of the space you do have. An expertly designed outdoor kitchen can be the perfect solution for cooking and entertaining, both now and when social distancing is a thing of the past.

Are you ready to put all your sheltering-in-place home remodeling ideas to the test? Perfect! Give us a call at (949) 861-3400 or contact us online to get started.

Aging with Grace: Remodeling & Design Guide

Aging with Grace: Remodeling & Design Guide

What is Aging in Place Remodeling?

The “forever home” phrase is one that brings about a vision of comfort, ease and enjoyment. A place to finally sit back and enjoy family, friends and the fruits of your labor. Between envisioning the celebrations and gatherings to come, we oftentimes overlook how our homes will serve our day-to-day life. As we age, our mobility and accessibility needs change. Is your home equipped with the conveniences to support your imagined quality of life for the next 20 years? If you’re considering a home remodel, strategic project planning and purposeful design selections can make future lifestyle adjustments easy as you age. Certified Aging in Place Specialists (CAPS) are interior designers who have completed additional educational courses focusing on design elements that allow you to continue living independently as you age.

Compiled by a few of our home remodeling experts, here are a few Aging in Place elements suggested for consideration by Sea Pointe Design & Remodel’s team of knowledgeable, Certified Aging in Place Specialists.

Focusing first inside the home, start by having a CAPS professional assess your floor plan. Is your master bedroom and bathroom on the ground floor? Single story living eliminates the hassle of climbing stairs, ideal for those suffering from arthritic hip, knee or foot pain. Consider creating a space on the first story that can be used as a guest bedroom now, while providing an option to create a master bedroom and bathroom alternative for the future. A professional home designer can review conversion options or help you determine the best approach to building additional square footage onto your home.

Included in their initial assessment of a home’s floor plan, Sea Pointe Design & Remodel’s Certified Aging in Place Designers value their Aging in Place education as framework for individualized, custom design. Best said by Lauren Mills, Sea Pointe Design & Remodel’s Director of Design and Client Relations, “The National Association of Home Builders (NAHB) identifies minimum width requirements for hallways, doorways and walkways intended for Aging in Place allowing for wheelchairs or other mobility options. Rather than simply satisfying these requirements; our design professionals take a client’s lifestyle into great consideration and use the NAHB specifications as a guideline. You should always design for the continued enjoyment of everyday living. Your home should be functional, assessable and most importantly comfortable!”.

Shifting outside, Certified Aging in Place design is about minimizing maintenance while increasing ease of accessibility. Oftentimes overlooked, the landscape and outdoor living areas that may surround your home are no exception. As supported by the National Association of Home Builders (NAHB), self-sustaining shrubbery and a low-maintenance vinyl or brick facade are beautiful, no-hassle options for maintaining curb appeal.

Aging in Place has become synonymous with bathroom remodels, and rightfully so! According to data collected by the Centers for Disease Control and Prevention, every year about 235,000 people over the age of 15 visit emergency rooms because of injuries suffered in the bathroom. Moreover, research shows that the number of injuries sustained between the ages of 65 and 75 more than doubles between the ages of 75 and 85. Ultimately peaking within the 85+ age group, bathroom injuries are easily combatted with thoughtful Aging in Place design and remodeling.

What may seem like a nonissue now, the ease with which you step in and out of a shower area may change with age. When possible, a curb-less shower design can solve accessibility concerns without sacrificing style. For areas that call for balance support, especially in the shower and around a bathtub, grab bars offer secondary stabilization and are now offered in a variety of fashionable options. As you age, vision issues can impair one’s depth perception. Consider using different colored flooring materials where there is a step or change in floor level. In the shower, an adjustable or handheld showerhead, offer comfort and safety allowing for one to be seated or standing.

Touch Sink FaucetsWhile selecting your design materials, be mindful of textures. With an understanding of the differences in tile materials and fishiness, professional design guidance from a Certified Aging in Place Designer is invaluable to making slip-resistant selections. Similarly, mindful decisions should be made when selecting plumbing and lighting fixtures. Various toilet heights are available as well as touchless faucets making everyday use easy and stress-free. A proper lighting plan is also an important element that should be considered including general room lighting and task lighting.

Whether you’re planning for the next three years or fifteen years, designing with the future in mind deserves serious consideration. Kitchen and bath designers who have an Aging in Place education will expertly guide you through the home remodeling process, adding style and safety to your “forever home” vision.

When we build your forever home, you’re forever a part of our family.
