Ledges require less construction time, which translates to lower cost.

Bathroom seating is another popular trend that is resonating with our clients in Orange County. Our clients appreciate the ability to sit in their bathroom and relax. A bench or other seating area in a bath provides an alternative to standing while brushing your teeth, putting on makeup or preparing for the day or bedtime.

Tiling the bathtub apron is another popular trend that creates a focal point in a bath. Imagine wrapping your tub in a matching tile that adorns the shower stall or back splash. Using tile or another material around the tub is an innovative technique for making a cost-effective design statement.

Bathroom Vanities and Lighting

Another of the most popular bathroom design features in Southern California, and among the ten most popular bathroom photos on Houzz.com, are baths with double floating vanities. Wall-mount vanities that don’t reach the floor make cleaning the bath easier, and floating vanities and toilets help make smaller spaces appear larger. kitchen remodel design trendsThe most popular layout among U.S. homeowners undertaking a kitchen renovation is L-shaped, according to a recent Houzz.com survey. Nearly 50 percent of homeowners changed or plan to change the layout of the kitchen as part of their remodeling plan. U-shaped kitchens were the second most popular layout, followed by a galley layout.

Kitchen Layout and Size

Open floor plan kitchens are another significant trend among homeowners remodeling their kitchens. Many of our clients agree – opening up their kitchen space to other parts of their home is one of the most requested services. The Houzz survey found more than 50 percent of homeowners opting for opening the kitchen to other living areas, while 18 percent choose to open their kitchen space to outdoor spaces.

The average size of a kitchen remodel was 230 square feet. A reported 40 percent of homeowners opted to increase the size of their kitchen as part of their remodel. More significant than size is style. The top priority among homeowners in the survey, and among our clientele, is to create a kitchen that is both stylish and beautiful. That’s the number one reason why our clients depend on our showroom. We know how to ask the right questions to determine wants, needs and dreams. The most popular style of kitchen renovations was transitional, followed by contemporary and farmhouse.

Kitchen Organizational Tools

A well-designed kitchen is an organized kitchen. The greatest source of buyer’s remorse among our clients is overlooking storage and accessories that make the kitchen easier to use and more beautiful. According to the survey, the top built-in and specialty storage amenities specified for American kitchens are as follows:

  • Pullout waste or recycling cabinets (67 percent)
  • Cookie sheet/tray organizers (55 percent)
  • Deep drawer organizers (45 percent)
  • Pull/swing out trays/shelves (44 percent)
  • Lazy Susans (44 percent)
  • Spice organizers (42 percent)
  • Cutlery organizers (40 percent)
  • Utensil organizers (35 percent)
  • Pots and pan organizers (34 percent)
  • Small appliance garage/drawers (24 percent)
  • Wine and/or bar cabinets (20 percent)

renovateThe ability to convert dreams into reality is the number one reason why homeowners undertake a renovation project. A result of a recent survey of more than 142,000 homeowners conducted by Houzz.com. Of those, nearly half decided to renovate in some capacity during 2018.

Reasons to Renovate

The reasons for all types of renovation projects parallel the reasons our clients in Orange County decide to renovate their homes. The other major reasons for renovating in 2018, 2019 and 2020 include…

  • Desire to customize a recently purchased home
  • Correcting damage due to home age, pests and lack of functionality
  • Adapting to recent lifestyle changes / Universal Design
  • Preparing home for sale to increase value
  • Addressing damage from a natural disaster

The survey also reflects trends in Orange County. Nearly half of survey respondents opted to renovate their existing home as opposed to purchase new. The primary reasons included the ability to make a distinct and personal design statement by capitalizing on the opportunity to customize features and design and a desire to stay in their existing neighborhoods.

Goals of Renovation

The goals of renovation are not surprising. Almost all of our clients in Orange County renovate to improve the look, feel and functionality of their homes. Another major reason to renovate is to increase the value of the home, and the best return on investment in home renovations is a new kitchen. Kitchen renovations provide a 92.9% return on investment, according to Remodeler magazine. A bathroom remodel that includes replacing the toilet, tub and light fixtures, plus adding a double-sink, tiling the floor and hanging wallpaper can result in a $1.71 increase in home value for every dollar spent, according to Zillow.

The top challenges renovating homeowners face are finding the right service providers, staying on budget and finding the right products. They are substantially different and offer unique bites of the apple. Which is better? There is no better per se. Selecting paint versus stain is a matter of personal preference.

Advantages of Painted Cabinets

The majority of Sea Pointe Design & Remodel clients favor a transitional design style, preferring cabinet door styles with clean lines and a smooth painted surface. Another advantage of paint is that it offers a much broader range of color options. There are not a lot, if any, stains that can provide the same look as blue, gray, yellow, red, teal or other colored paints. A significant difference in paint and stain is how it reacts to a wood surface. Paint covers the wood, whereas stain soaks into a wood surface, and this makes paint more flexible and more customizable.

Paint is also more resistant to water and shows less dust but more dirt than stained counterparts. Painted cabinets tend to cover the natural grain of a cabinet and in doing so can also hide imperfections and knots in the wood. Another consideration when selecting paint is that it can be, at times more difficult to touch up if nicked.

Advantages of Stain

If your style is more traditional, you’ll likely be drawn to stain because it does allow for the natural character and grain of the wood to shine through. That also makes it easier to touch up if scratched or nicked. On the other side of the spectrum, stain also shows imperfections and knots in the wood.

  1. Engineered hardwood – This is a popular alternative to solid wood flooring. Instead of solid wood throughout, it is made of a thin section of hardwood layered on top of high-quality plywood. Because of the thin wood layer, it can only be sanded lightly once or twice, in contrast to solid wood floors which can be sanded and refinished multiple times. Engineered hardwood floors are generally less expensive than solid hardwood, however, and are attractive, durable, and moisture resistant.
  2. Luxury vinyl tile – Vinyl flooring has come a long way. Luxury vinyl tile (LVT) now offers homeowners a wide variety of colors and styles, while also providing flooring that is extremely durable. Some LVT options are even 100% waterproof, making them great options for kitchens and bathrooms. The advantages of porcelain tile are numerous, however, and include water and stain resistance, ease of cleaning, high durability, and a lifespan that can be decades or more. In addition, some porcelain tiles look like wood, granite, marble, and other materials, providing the homeowner with a variety of style choices.
