Make It:

If you are looking to add a new bath or expand an existing bath, you can always steal space from other parts of the house
Closets: Commandeer a nearby closet (or one already in the room) to enlarge an existing bath. A large closet can be converted into a small powder room.

Bedrooms: Who needs that spare bedroom more – an occasional guest or your busy family? Use the whole bedroom for a spacious bath, or borrow part of it to expand a nearby bath. A large bedroom can be split into a bath and a smaller bedroom.

Stairs: Is there wasted space under your staircase? Put it to work as a small powder room or turn it into storage and convert another closet elsewhere in the house.

Bump-outs: If there’s nowhere to go but out, a bump-out or cantilevered wall projection can provide extra square feet for a tub or shower without the need for a full addition.

Fake It:

Stuck with a small space no matter what you do? You can always make it look roomier. Try the following perception altering tricks –

Windows: Replace small windows with larger ones & eliminate heavy window treatments (glass block or window films can be used if necessary, for privacy). Install a skylight to add a spacious feeling.

Light: Chase away room-shrinking shadows with a good source of overall light. Add supplemental lighting above each vanity sink, tub, shower, and cosmetics table.

Mirrors: Reflective surfaces double the light and create the illusion of more space. Beware, however, of enclosing the room in a sea of mirrors, which can be disorienting.

The trend for separate women’s & men’s master bathrooms is an increasing reality in today’s residential designs. The past year has seen a marked shift in larger master bathrooms with distinct male & female quarters.
“The bigger the master bathrooms, the more defining the separate spaces are for a man & a woman,” note Sea Pointe designers who believe the trend began as a simple need for double sinks to accommodate an increasingly hectic lifestyle & the growth of two-career couples. Since then the trend has progressed into separate closets, separate mirror and dressing areas and, in larger spaces, two completely self-sufficient baths that may be joined by a common pass through, both accessible to the master bedroom.


Design ideas to add a more masculine feel to the bathroom:

Use richer wood tones & deeper more saturated colors

Look for accessories that evoke the feel of a gentleman’s lounge

Add a closet outfitted with a valet for hanging his coat & pants

Raise the vanity & sink to 36″ for greater ease when shaving

O.C. homes have evolved dramatically over the past several decades in part, to reflect the shift in how we live. When remodeling, Sea Pointe’s clients usually request layout changes that take previously formal areas and makes them more casual & open. Other popular Design/Build favorites include:

Remodeling Plan
Pantries: Walk-in pantries & service kitchens are popular since current kitchens are open to public view. It gives a space to hide the mess.

Spare Rooms: There are more rooms not intended to be bedrooms, but used for kid’s playrooms, libraries, yoga, offices, home schooling, etc.

Guest Baths: No longer cramped spaces with a small sink & toilet, they are often the only bathroom not attached to a bedroom.

Laundry Rooms: Moved closer to the bedrooms. Increasingly designed for multiple users, such as crafts or sewing area. In older homes, washers & dryers were located in garages.

Fireplaces: More is more in a modern remodel. There can be two or three fireplaces in a home instead of just one located in the living room.

Great Rooms: A staple in modern homes, this includes the kitchen, family room and breakfast nook. This area can often exceed 30 feet in length, giving a spacious feeling to the heart of the house.

Master Bedrooms: Usually upstairs, but many are moving some to the main floor to satisfy an aging but active baby-boomer population. Located away from active areas, they are at least 12X14 feet and often include a seating area. Before these rooms may have been 10X10 feet.

Master Bathroom: A modern remodeled master bathroom is often as large as the master bedroom. This extra room allows for furniture-like decor instead of simple utility. Features include two sinks, separate shower & tub, dressing area & makeup vanity.

Master Closets: Today they can be larger than secondary bedrooms, about 12X14 feet. Often they are separate his & hers closets.

The contractor needs to be covered with “Liability Insurance” as well as “Workers Compensation Insurance” which protects the homeowner in the event of an injury occurring on their property. Finally, check references to assure the performance & quality of the work completed.
