REMODEL or MOVE?

Q: “We need more space! Would it be wiser to buy a new house or add on to the house we already have?

A: “In today’s real estate market, the purchase price of a new home will be based on the size of the house, the location & amenities. So before you decide to buy a new house, it would be wise to know what your current home is selling for by the square foot. Several of our clients have had additions incorporated into their current homes & have increased the value considerably over the cost of remodeling.

For example: let’s say your home in its current location is worth $160-$200 per sq. foot & you can add sq. footage by remodeling at the rate of approximately $100-$150 per sq. foot. A room addition of 12 x 14 would add 168 sq. feet and at $150 per sq. foot the cost would be $25,200, but the actual value of the addition could be as much as $33,600. That’s an incredible investment!

The remodel not only adds space & value to the existing home, but other benefits like staying in a favorite neighborhood & close to local friends & schools (not to forget taxes & moving costs). The actual cost of the addition will obviously depend on several key factors like the type of addition, the location & comparative properties in your area. For all the enjoyment & value a design/build remodel offers, it is definitely worth looking into!

INSTANT HOT WATER HEATERS

Would you like to take a hot shower for as long as you desire? There is now an alternative to the standard, bulky water heater with its insulated tank: tankless heaters, which produce hot water only when needed. Some advantages are that they’re relatively small and can deliver an endless supply of hot water quickly & inexpensively. Tankless units can also reduce energy costs because they only heat water when you need it. The number of faucets & water-dependent appliances along with how you use them helps determine the size of the unit you will need. Your Sea Pointe salesperson can help you select the unit that’s right for you!

STORAGE SYSTEMS & INTERIOR FITTINGS

The trend to fewer wall cabinets and more furniture pieces in the kitchen has led to an increase in walk-in pantries with extensive storage features such as pull-outs, baskets and wine racks.

Consumers want better quality in their storage systems, with wood and chrome the predominant materials of choice for a mid- to high-end kitchen.

Pull-out twin waste baskets for recycling are increasingly a staple in today’s modem kitchen.

Base cabinets are increasingly replaced by large drawers for storing pots and pans as well as dishes, with drawer organization accomplished by large dowels, or with a two-tiered system that allows separate spaces for pots and lids-

Even kitchen staples such as the lazy susan have gotten an upgrade with such innovations as a segmented lazy susan whose segments maybe pulled out individually.

Computer stations are increasingly a kitchen staple, and designers are adding monitor lifts and keyboard trays as part of cabinet organization.

Kitchen and bath designers are increasingly getting involved in designing master bedroom suites, creating large, luxury closets with custom- finished cabinets in premium wood grains such as cherry and maple.

Some master bedroom closets become little rooms in themselves, with a chaise for reading, and a mini-breakfast bar that might include a coffeemaker and a mini-refrigerator for juice.

Laundry rooms also feature new innovations such as drying cabinets and fold-down ironing boards for greater convenience.

FUNCTIONAL BEAUTY OF BUILT-INS

Think your home would function better with a built-in or two? Some points to consider:

Consider what would really make the room more comfortable and easier to live in. Do you want to reduce clutter with more storage for DVDs, CDs, books or toys? Is a beautiful focal point display space for collectibles what you need? Or do you need a home office, a bar, or a welcoming columned & wainscoted entry? You might be surprised at what can become a built-in with either cost effective stock cabinetry or something more custom.

Look over your budget. Custom built-ins are not inexpensive, but since they stay with the house, they appreciate in value. Think of them as an investment, unlike freestanding furniture that begins to depreciate as soon as you buy it. Custom built-ins in a home add a feeling of solidity and exude sophistication / status. A built-in should pick up details of the home, such as the trim and the moulding, and add to the integrity of the architecture.

Completely custom built-in designs and finishes are available for the discriminating homeowner. We can even design something that you can relocate to a new home if you can’t stand to part with your new custom furnishings.
