HOME SAFETY CHECKLIST

 

Summer is a great time to tackle those home-improvement projects, such as painting the dining room or installing new fixtures. Why not add a few to-dos that will prevent larger remodeling fixes in the future? These projects don’t require much time or money, and they could help you avoid having to make a homeowners insurance claim or calling in a general contractor to solve the problem after its too late.

Check plumbing for leaks in the kitchen, the bathrooms, and the laundry room

Cost: Free
Time: Up to an hour
Materials needed: None

Why you should do it: The largest number of homeowners insurance claims are due to water damage caused by broken pipes and supply lines. If you catch a leak early on, you can have the plumbing repaired before the drip becomes a deluge. Check everywhere, from the water heater to behind the refrigerator to inside the toilet tank; any faulty connection can lead to flooding.

Inspect all electric cords in your house

Cost: Free, or $30-$50 if you need new cords or surge protectors
Time: 30 minutes
Materials needed: New surge protectors and cords, if necessary

Why you should do it: Damaged electric cords and overloaded outlets can cause failure to the fixture, appliance, or receptacle they are connected to. Since power strips and extension cords tend to be hidden behind large pieces of furniture, many people don’t see the safety hazard until it’s too late. Be sure to check behind entertainment centers, computer desks, and anywhere else you use a lot of electronics, and replace damaged cords. If you find that circuit breakers in your home trip periodically, evaluate outlets and power strips to make sure they are not overloaded. If you have more than two fixtures or appliances plugged into one outlet, use surge protectors.

Safeguard your garage

Cost: Free
Time: Up to an hour
Materials needed: None

Why you should do it: To reduce fire risk, make sure your lawn mower, gas-powered tools, paint, and extra portable gas tanks are as far away as possible from the pilot light of a furnace or water heater.

Change the batteries in your smoke detectors, and place fire extinguishers in strategic places

Cost: $10-$15 for batteries, about $18 per extinguisher
Time: $15-$45 minutes, depending on how many smoke detectors you have
Materials needed: Batteries, a ladder, and possibly new detectors

Why you should do it: Smoke alarms provide the best early warning signal of a fire in your house. If you can detect the fire quickly, you can minimize the damage. In the kitchen, store a dry chemical Class B or Class ABC fire extinguisher near the stove to put out grease fires (never use water) and make sure it is new and operable.

It may come as a surprise that there are many methods for calculating the square footage for a home addition or remodeling project. We receive many calls asking What is the price per square foot for a room addition? And over the phone, we aren’t comfortable giving you an answer.In fact, if anyone can, we strongly urge you to proceed with caution.  Without seeing your home how can a contractor have a thorough understanding of what you are looking to do, where the structural elements are in your home are and what will truly be involved?

Electrical, plumbing, engineering, architecture these are just a few of the things that will adjust the cost of an addition. That’s not the only issue you run into when trying to receive a square foot price over the phone – different contractors calculate square footage differently.

Discrepancies occur when including (or omitting) porches and screened-in decks, basements, attic spaces and garages. Was the square footage occupied by a staircase counted once or twice?  Then there’s the question of where the measurement is taken from. Some home improvement contractors may only include the space inside the walls. Other times, the calculation is based on taking measurements from outside of the wall framing (which adds the square footage represented in the wall thickness.)

As a homeowner looking to remodel, you need to consider the quality of materials used by different remodelers, as does the costs charged by the remodeler’s sub-contractors such as electricians, plumbers and painters. Every week at Sea Pointe Design & Remodel we have company-wide meetings involving design consultants, production managers and support staff to talk about products and projects. This helps us to consistently learn what works best in design and in the field.

Finally, what’s included in one contractors’ estimate will vary from what’s included in another contractor’s estimate. It’s virtually impossible to get an apples for apples comparison between two buildering contractors, and even if you could control most of the variables by having the design finalized and all products selected, there are still the differences in quality and customer service to be considered.Don’t be afraid to show the company that may have what seem like higher prices the lower quote and have them point out the differences between their quote and your second bidder. That way you can make an informed decision on what route will be best for you.

So beware of comparing two home improvement estimates solely on the basis of cost per square foot – they are all not created equal!

When every inch counts, you will want to consider getting professional design help from a kitchen and bath designer or design/build remodeling firm to get you started.  Here are a few tips from our design consultants:

Squeezing for Space

The first thing you want to tackle is figuring out how much space you have to work with. There are a multitude of ways to make a small space appear larger than it is. For example, use a pocket door, rather than a standard hinged door. When choosing mirrors, use one large one instead of two. Go with light-colored finish materials and clear-glass shower doors to stretch space visually.

Storage space usually is at a premium in small baths, so consider recessing a bath cabinet above the vanity. Many vanities have only two front doors offering limited storage space with no room for organization. So, look for a vanity with drawers or bins for toiletries and cleaning supplies your bathroom remodeler should be able to add drawers or shelving to most cabinet orders.

Finally, avoid pedestal sinks in a small, full bath. They look great but are impractical because they don’t provide storage. Save them for powder rooms where storage isn’t as crucial.

 

Keep it Affordable

How much will a small bath remodel cost? That depends on structural changes and the price of the components. The National Kitchen and Bath Association’s annual Trends Survey” puts the cost of a basic bathroom remodel at about $9,000. But remember, it’s easy to exceed that amount by picking high-end materials.

For example, a deluxe whirlpool tub may cost $5,000, whereas the same tub minus the whirlpool might be $1,200. A designer or more decorative sink can be a $500 investment whereas a simple white china version costs $70.

Another important factor in the final tally is the cost of labor. Because all the major building trades are involved in a bathroom remodel, sprucing up even a small bath tends to be expensive if you hire out all the work.

 

 

Musts for Every Bath

No matter how small a bathroom you’re planning, it must include certain items. Ground-fault circuit interrupters (GFCIs) are required by code to protect receptacles in wet areas, such as bathrooms and kitchens. GFCIs quickly break the circuit, which can prevent a potentially fatal shock from a blow-dryer or electric shaver.

Low-flow toilets, which use 1.6 gal. of water per flush (and soon-to-be 1.28 gal.), are required by law in all new and remodeled baths. Pressure-assisted toilets effectively clear the bowl with one flush, but make considerable noise in the process. Gravity models sometimes require two flushes to clean the bowl properly. For maximum efficiency, choose a bowl with a large water surface.

Proper ventilation will prevent moisture from getting trapped in the bath, which can lead to mold and mildew growth. This moisture can also destroy wall coverings, harm wallboard and other building components and saturate insulation, rendering it useless.

Adequate lighting is needed for shaving, applying and removing makeup and other grooming tasks. Include task-specific and ambient, or general, light. Multiple recessed ceiling fixtures are all but invisible and eliminate the locker-room look of a single ceiling-mounted fixture. Include a light fixture above the tub and/or in the shower.

Finally, admitting natural light with skylights, etched glass, transom windows and glass block is an effective way to maintain privacy without taking up additional space. At a minimum, window area should equal at least 10 percent of the square footage of the room.

Seem like a lot to remember? Your design consultant is there it help you pick the options that are best for your small space whether it be a bathroom or kitchen.You may think that the only possibility for you bathroom is to remove the existing and put it back the exact way you had it, just with new materials. Make sure you ask your design consultant what other options you have. You’ll be surprised with what they come up with!

In this episode Andrew explains Sea Pointe’s design/build concept and its advantages for those looking to take on a remodel involving Universal Design and Aging-In-Place. Mr. Margetic also asks Andrew about some remodeling ideas that can improve safety and functionality in a home remodeling project. Andrew mentions multiple suggestions one being lighting.  “A good lighting design is really critical, and a lot of times its not just inside the home, but on walkways from the street to the home, so you avoid the trip and falls.” He also talks about being conscience of selecting color contrasting materials,  grab bars, floor texture, and more.
