Why Orange County Residents Are Choosing To Renovate Rather Than Relocate

renovateThe ability to convert dreams into reality is the number one reason why homeowners undertake a renovation project. A result of a recent survey of more than 142,000 homeowners conducted by Houzz.com. Of those, nearly half decided to renovate in some capacity during 2018.

Reasons to Renovate

The reasons for all types of renovation projects parallel the reasons our clients in Orange County decide to renovate their homes. The other major reasons for renovating in 2018, 2019 and 2020 include…

  • Desire to customize a recently purchased home
  • Correcting damage due to home age, pests and lack of functionality

The survey also reflects trends in Orange County. Nearly half of survey respondents opted to renovate their existing home as opposed to purchase new. The primary reasons included the ability to make a distinct and personal design statement by capitalizing on the opportunity to customize features and design and a desire to stay in their existing neighborhoods.

Goals of Renovation

The goals of renovation are not surprising. Almost all of our clients in Orange County renovate to improve the look, feel and functionality of their homes. Another major reason to renovate is to increase the value of the home, and the best return on investment in home renovations is a new kitchen. Kitchen renovations provide a 92.9% return on investment, according to Remodeler magazine. A bathroom remodel that includes replacing the toilet, tub and light fixtures, plus adding a double-sink, tiling the floor and hanging wallpaper can result in a $1.71 increase in home value for every dollar spent, according to Zillow.

The top challenges renovating homeowners face are finding the right service providers, staying on budget and finding the right products. They are substantially different and offer unique bites of the apple. Which is better? There is no better per se. Selecting paint versus stain is a matter of personal preference.

Advantages of Painted Cabinets

The majority of Sea Pointe Design & Remodel clients favor a transitional design style, preferring cabinet door styles with clean lines and a smooth painted surface. Another advantage of paint is that it offers a much broader range of color options. There are not a lot, if any, stains that can provide the same look as blue, gray, yellow, red, teal or other colored paints. A significant difference in paint and stain is how it reacts to a wood surface. Paint covers the wood, whereas stain soaks into a wood surface, and this makes paint more flexible and more customizable.

Paint is also more resistant to water and shows less dust but more dirt than stained counterparts. Painted cabinets tend to cover the natural grain of a cabinet and in doing so can also hide imperfections and knots in the wood. Another consideration when selecting paint is that it can be, at times more difficult to touch up if nicked.

Advantages of Stain

If your style is more traditional, you’ll likely be drawn to stain because it does allow for the natural character and grain of the wood to shine through. That also makes it easier to touch up if scratched or nicked. On the other side of the spectrum, stain also shows imperfections and knots in the wood.

The advantages of porcelain tile are numerous, however, and include water and stain resistance, ease of cleaning, high durability, and a lifespan that can be decades or more. In addition, some porcelain tiles look like wood, granite, marble, and other materials, providing the homeowner with a variety of style choices.
