How Much Does a Bathroom Remodel Really Cost?

How Much Does a Bathroom Remodel Really Cost?

Bathroom Remodel

Whether you’re anxious to keep up with the latest bathroom design trends, or you simply want to update the look of your current bathroom, you might be wondering how much this project is going to cost you. It’s a common question we hear from homeowners so let’s break it down.

Average bathroom remodeling costs

First, it’s important to note that the overall cost of a bathroom renovation is different for everyone. Why? Because there are so many factors that contribute to the price – we’ll touch on those in a moment.

However, if you’re planning a bathroom remodel in the near future, it’s helpful to know a ballpark range of what to expect. Before you determine your remodeling budget, consider these three types of bathroom renovations and their associated costs:

Basic update

What you get: Upgraded faucets and showerheads, new fixtures (but not custom), some tile, freshly painted walls – the perfect option for a homeowner who doesn’t want to make major changes but wants a new look.

What it costs: $3,000 – $12,000

The total amount will depend on what, if anything, you do yourself, as well as the quality of fixtures and finishes you choose.

Mid-level upgrade

What you get: At this level, you can get higher quality fixtures and finishes, make small changes to the floor plan, plumbing or electrical, get new lighting, flooring, and vanities, and maybe even semi-custom cabinets.

What it costs: $10,000 – $35,000

High level upgrades

What you get: The sky’s the limit! You can completely gut the bathroom and start fresh with a new floor plan, top of the line fixtures, custom cabinets, professional tiling, unique amenities and more.

What it costs: $30,000 and up

Ultimately, which type of bathroom remodel you choose often depends on your remodeling budget. It can also be affected by how long you plan to live in your current home or if you’re trying to increase your home’s resale value for going on the market.

Factors that affect the cost of a bathroom remodel

As with most things in construction, the cost of your specific project will depend on a variety of factors. Here are a few things to consider when predicting the cost of your own bathroom remodel:

Building permits – Depending on the area in which you live, a building permit may be required for your bathroom renovation. The permit process can usually be handled by your remodeling contractor but the cost varies by location.

Room size and floor plan – Making changes to the bathroom’s size or floor plan, like adding square footage, increases the cost of a bathroom remodel. This is because it requires additional planning, design work, and moving of plumbing and electrical fixtures.

Electrical and Plumbing – The extent to which these utilities need to be added or moved will greatly affect the cost of a bathroom remodel. In addition, the full magnitude of these expenses may not be apparent at the beginning since issues and “surprises” often arise during construction.

Materials, fixtures & finishes – This might seem obvious, but the quality of materials you choose for your new bathroom will play a huge role in its overall cost. Generally, however, you get what you pay for and quality fixtures and finishes will last longer.

Handicap accessibility – Whether you’re planning on aging in place, or you need handicap accessibility in your bathroom now, this can create additional expenses depending on the type of upgrades needed.

Professional help vs. a DIY bathroom remodel

Some handy homeowners are able to do relatively simple remodeling tasks like painting walls, updating faucets, or replacing a toilet. For more complex projects, however, professional help is typically required. Although this adds more expense to the project upfront, it often saves you time and money with fewer costly mistakes and a shorter renovation time.

At Sea Pointe, we work closely with each homeowner to ensure that the design of your new bathroom will fully meet your needs and expectations, as well as fit within your remodeling budget. Once the design has met your approval, our building team gets to work and makes it a reality!

How To Choose Your Remodeling Team

How To Choose Your Remodeling Team

Hiring a Remodeling Contractor

Whether you’re planning a whole house remodel or a simple bathroom renovation, making changes to your home often takes a great deal of planning. It can also take a remodeling team if you’re not a professional builder or contractor yourself.

Benefits of using a professional remodeling company

Even if you enjoy DIY projects, there comes a time when professional help is necessary. For many homeowners, that line is crossed when they move from doing something simple like painting to something more complex, like a renovation that includes moving walls, plumbing or electrical. Here are a few of the most common benefits you’ll realize by hiring a pro to help with your remodeling project:

  • Pros come with experience. With that experience comes an understanding of what works and what doesn’t. That translates to less time and money wasted on things that just aren’t going to work for you, your home, or your budget.
  • You’ll enjoy time freedom. When you hire a professional remodeling company, you can leave the work up to them and their design-build team. That means you get to do the fun stuff, like picking out fixtures and finishes, and have more time for work and family.
  • Fewer mistakes will be made. A huge benefit of letting the pros do the work is that they know what they’re doing. That means fewer mistakes and ultimately, less money wasted on fixing problems that could’ve been prevented in the first place.
  • Permits will be handled by your team. If your municipality requires building or remodeling permits, you don’t have to worry about doing that yourself. Your professional remodeling team knows exactly what’s needed, when it needs to be done, and who to go to for the necessary permits and/or documents.

How to find the best remodeling team

Whether you’re intending to use one professional or many to get the job done, it’s important to know exactly how to find the best team. Here are two great places to start:

  • Talk to friends and family. If you know someone in your area who’s recently had remodeling done by a pro, ask them what they did or didn’t like about who did the work. They’ll be happy to share their experience whether it was positive or negative. Either way, you’ll have some good information to go on for selecting your own team.
  • Search for remodelers online. Many professional organizations have their profiles on Houzz, Pinterest, or Google. Here, you can read reviews and even see online portfolios of the company’s work.

Questions to ask your prospective remodeling team

Now that you’re sold on the idea of hiring someone else to do the work, and you have a few options in mind, it’s time to think about exactly what to ask your potential renovation team. Here are some questions to get you started:

  • What services do you offer? You may find all of your required professionals in one team, or you may have to assemble your team from individual ones. You’ll likely need a plumber, electrician, and builder for almost any remodeling project. Beyond that, consider who will draft the design and assist with making it become a reality. Some firms have a design-build team that handles everything, while others do only one piece of the puzzle and contract out for the rest.
  • How open is your schedule? Depending on the time of year, some remodeling companies may be booked solid for weeks. Asking about their schedule in advance will help you know whether you can realistically expect them to complete your project in your timeframe or if you’ll need to look for someone else.
  • Will you work with my remodeling budget? Every remodeling professional is different when it comes to the size and scope of jobs they will complete. Some prefer small jobs that are quick to install. Others only work on larger jobs that take months or years, while still others do a combination of both. Determine your remodeling budget and then find out if your prospective contractor will consider a job of that size.

5 Ways to Stick to Your Remodeling Goals

5 Ways to Stick to Your Remodeling Goals

5 Ways to Stick to Your Remodeling Goals

remodeling companyWhether you’re planning a kitchen remodel or renovating your master bathroom, there are many choices to be made. From the overall design, to little decisions about fixtures and finishes, the entire process can be overwhelming if you don’t know what to expect. We believe that the more you know in advance, the better you will be able to make important decisions that can impact your satisfaction and your budget. Let’s look at 5 things to think about that will help you stick to your remodeling goals.

#1: Decide WHY you’re remodeling.

You should never embark on a new remodeling project without first knowing exactly what you hope to accomplish in the process. After all, if you don’t know where you’re going, how will you know the steps to get there? Here are some common reasons why homeowners remodel:

Regardless of your reason to remodel, simply knowing it will help guide your decisions all along the way.

#2: Plan for unforeseen expenses.

As any professional remodeling company will tell you, it can be difficult to predict overall renovation costs with 100% accuracy. This is because remodeling often includes unforeseen circumstances that no one knows about until the project gets going. For example, there could be mold or faulty wiring inside a wall, something that isn’t visible until demo day.

What’s the best way to deal with contingencies? Plan for them! That means determining your overall remodeling budget and then subtracting out about 20%. Plan your remodel around that new number and save the 20% for additionals that may come up along the way.

#3: Make a list of your priorities.

Remodeling can be very exciting. It can also be stressful, especially with so many decisions to make, sometimes under a time crunch. You’ll be able to achieve your remodeling goals much easier if at the beginning, you prioritize your wants and/or needs. That way, when new opportunities or decisions come up, you can see where they fit in your priority list and make better decisions. This is a great way to help you stick to your remodeling budget!

#4: Write your goals down.

Some people would say that a goal is just a wish if it’s not written down, along with a time frame and specific actions to achieve it. We agree, especially when it comes to remodeling goals. Write them down and share a copy with your remodeling contractor. That way, everyone will be on the same page and working toward the same end.

#5: Check-in on your goal progress throughout the project.

One benefit of writing your goals and priorities down is that you can easily refer back to them as your remodeling project goes along. Look at them often and see which ones you can check off as completed. If work moves quickly and many decisions have to be made in a short period of time, it’ll be easy to look at your written goals and make sure that the quick decisions you’re making are fitting in with your intentions.

At Sea Pointe, we want you to be 100% satisfied with any remodeling project you choose to do with us. Our expert designers know how to help you combine your wants and needs to give you the results you’re looking for. And, our professional builders make the design a reality for you to enjoy for years to come. Give us a call at (949) 861-3400 to get started today!

Kitchen Island Design Guide

Kitchen Island Design Guide

Kitchen remodel featuring stunning kitchen island.

If you’re planning a kitchen remodel, chances are good that you’re also wanting to include a kitchen island in your design. Kitchen islands are a popular element in the modern kitchen, but must be planned and designed properly in order to be as valuable to your home as it is beautiful.  Many people are not aware of the many options available in a kitchen island; the amenities are endless so we’re here to help you navigate these kitchen island options.

Benefits of a kitchen island

Ultimately, a well-designed kitchen island can have many functions and help solve storage and workspace issues. Here are some of the most common advantages to having an island in your kitchen:

  • Enhanced food prep work area – A kitchen island with the right features and in the right place can make food prep and cooking so much easier. A built-in sink, countertop space, or cooktop make meal prep a breeze with everything in close proximity to each other.
  • Informal dining or workspace – Kitchen islands with a bar top and stools make the perfect place for eating a quick meal. Or, they can be a useful space for doing homework, paying bills, or reading the newspaper while meal prep is happening or you’re waiting for the oven to finish. With the new shelter in place and work from home popularity, this may become your home office as well.
  • Unique storage options – A kitchen island is typically two-faced … one side faces the wall and cabinets (the private side) and the other faces outward and is visible to others in the room (the public side). Open shelving, closed cabinets, and drawers are all storage options that can be utilized in the kitchen island, depending on what you want to show (or keep hidden from sight). Appliances can even be built into the island so that you have everything you need for meal prep right at your fingertips.

Kitchen island considerations

Not every kitchen island enhances the room it’s in. If it’s not designed properly, it can actually be a detriment to your overall kitchen design and function. Here are some important things to consider before you decide on the final kitchen island design:

  • Kitchen island size – Your kitchen island should be of sufficient size to meet your needs but not so large or so small that it’s disproportionate to the entire room. The kitchen island above is what we consider a heavy-weight in size, weighing in at 8 feet on each side.  This kitchen remodel could afford a kitchen island this size due to the open floorplan and clearances available.
  • Placement – A well-designed kitchen island will be placed where it’s needed most, not in the middle of a high traffic area or off in a remote area of the kitchen. Special consideration should be made for the space around the entire island to make sure that drawers, cabinets, and appliances are all able to open and close safely and freely.
  • Features – The features you choose should be determined by your anticipated use of the space. For example, if you plan on preparing meals there, a prep sink, outlets for small appliances, or a built-in mini-fridge might be on the top of your list of must-haves. An often underutilized feature is storage drawers, snack drawers, and even refrigerator drawers.  A more popular design is to remove your microwave from above your cooktop and move it to your island where it may be disguised in a drawer.
  • Cooking – If you plan to actually cook on or in the island, this must be carefully planned in advance. You should consider heat resistant countertops and whether or not you will use a downdraft fan or overhead vent hood for getting rid of cooking heat and smells.
  • Lighting – Your overhead kitchen lights or ambient light from windows may not be enough to sufficiently light your kitchen island workspace. Other options include recessed ceiling lights or pendant lights to provide lighting directly to where you want to work. Getting the task lighting right is essential for being able to use your island as intended.

Kitchen Lighting Guide For Aging in Place

Kitchen Lighting Guide For Aging in Place

Kitchen lighting

Like it or not, age takes its toll on every one of us to some degree. And, as we age, our bodies change and we’re not always able to do everything we once could in our home. As many homeowners choose aging in place, it’s important to know what home renovation ideas can make living independently longer at home a reality.

For some, smart universal design remodeling includes adding a ramp to the outdoor entrance to ease physical access to the home. For others, handicap accessible bathrooms are a must and zero threshold shower entrances are very popular for mobility issues including nephropathy and  chronic hip pain. One area that is often overlooked, however, is kitchen lighting.

Because this is such a vast population as baby boomers enter their mid-sixties, the National Kitchen and Bath Association has created educational tools surrounding aging in place and universal design along with certifications to provide home remodeling solutions for every age and capability.  Sea Pointe Design & Remodel is not only an NKBA member but also has several CAPS (certified aging in place specialist) designers at the ready for when you want to adult-proof your home.

Along with the National Kitchen and Bath association recognizing this design need, manufactures have also stepped up with product provisions specifically for this audience.  These include touchless faucets, microwave drawers, refrigerated snack drawers, higher toilet seat height, modern grab bars that don’t make your home look like a hospital, and much more.  Be sure to ask for an aging in place specialist when you call for your complimentary remodeling design consultation.

Kitchen lighting considerations for aging in place and universal design

As we get older, our visual acuity often diminishes and the amount and type of light we’re exposed to affects our sleep patterns. Combine this with other physical changes, such as decreased balance, and you have an increased chance for falls. Having the right kitchen lighting can help mitigate some risks and make aging in place easier than ever. Here are some options to consider:

  • Under-cabinet lighting – This type of lighting can provide ambient light that is focused on the countertop workspace, reducing eye strain for close up kitchen tasks.
  • Lighted toe kicks – Having lighting along the base of cabinets helps illuminate the floor and can contribute to keeping an older person safe and stable during evening trips to the kitchen.
  • Interior cabinet and drawer lighting – Trying to find items inside dark cabinets or drawers can be difficult for anyone, but becomes even more challenging with age-related vision changes. Interior lighting is typically activated by opening the cabinet or drawer and the contents become illuminated for improved accessibility.  This is where aging in place starts to seem inappropriate and universal design is more appropriate; plenty of young people have considerable vision impairment that would be aided with this type of in-cabinet and in-drawer lighting.
  • Open shelf lighting – Don’t think that interior lighting is limited to closed cabinets or drawers. Open shelves in the kitchen can have lights, too, as a way to increase visibility and ease of access.
  • Lighted ceiling coves – When lights are recessed in ceiling coves and the light is bounced off the ceiling itself, it helps to reduce shadows and improve visibility throughout the entire room.
  • Smart lighting controls – Having so many different kitchen lighting options may seem confusing. Individual lights may also require different types of light at different times of the day. Rather than having to change everything manually, smart controls, switches, and bulbs can make things more automatic once the desired settings are determined.
  • Natural lighting – Of all the lighting types available, natural light is the most overlooked and the most illuminating during our sunny southern California days.  Since you are already in remodel mode, you may consider adding an additional window, relocating some cabinets, and possibly even a skylight.

Plan kitchen lighting with the future in mind

As you plan your kitchen remodel, take into consideration how long you anticipate staying at your current location. With most kitchen remodels happening once every 10-15 years, you’ll want to make sure that the design choices you make now will also make sense for you in the future.  Sea Pointe has had repeat kitchen remodelers that return every 15 years to get a fresh design and reset to their kitchen.

Often, we find that homeowners don’t know exactly what to expect as they age. That’s where working with a professional remodeling company can be a serious advantage. At Sea Pointe, our designers have worked with a multitude of homeowners with varying backgrounds and abilities. We put this experience to work for YOU, helping to design and build your dream kitchen that will meet your unique needs now AND in the future.
