San Clemente Forever Home: Double Decker Addition Employs Universal Design

San Clemente Forever Home: Double Decker Addition Employs Universal Design

This San Clemente client enlisted Sea Pointe Design & Remodel, to design and build their home to be the home they live in forvever; this means a home they can age gracefully in with whatever may come their way.  They wanted to ensure this home would enable them mobility even when their legs are no longer mobile.  They wanted this to be their beautiful beach home that increased the value of living by the beach by seeing more of it, right from their home.

Sea Pointe Design & Remodel’s Designer and Certified Againg in Place Specialist, Mike set out to identify everything this retired couple would need in their home.  Mike also has plenty of experience working with this hillsides on the south side of the freeway in San Clemente, so he was familiar with plenty of the zoning requirements and what you can and cannot do in this area. BONUS!  This saves a lot of time with trial and error submittals to the city for permits.

Below you can see the As-built blueprints for this home.  This is a 3 bedroom, 2 bath home with a small enclosed kitchen, living room, and small deck / backyard that rested over an open hill with ice plants facing the street behind their home. The home’s existing footprint was 1,350 square feet.

San Clemente Remodel Floorplan

The designer set out to get the client’s comprehensive wish list so he can ensure he not only delivers what they absolutely want and need but it also gives him an understanding of who they are, their lifestyle, and how they use their home.  This is an essential process that serves as a tool for Mike to also suggest design and engineering enhancements that will improve the functionality and beauty of the home in ways the homeowner may not have considered since they don’t design and build for a living.

Another benefit of using Sea Pointe Design & Remodel is that we are a Design Build firm; this means that all of your construction professionals are housed under one roof.  When you use one firm to remodel your home, it gives you the advantage of sharing information across skill sets which can save you money. Traditional construction firms would be sharing information across different construction companies; in a traditional construction company set up, you would hire your draftsman / architectural design, your interior designer, and your contractor separately.

When all of your construction professionals are under one roof, we can provide value engineering.  This means that your architectural designer and your structural engineer can identify construction effiencies where leveraging existing architecture can save you time and money. And what homeowner would turn that away?!  That’s exactly what we / Mike did with this San Clemente Room Addition client.  While they knew they wanted a room addition to give them the space they needed, they expected they would need to eat up their entire front yard to get sufficient space for their whole home remodel wish list.

Mike reviewed their wish list with a functional design eye:

  1. Wheel chair access through the whole home and backyard
  2. Open-concept kitchen with kitchen island
  3. Repurpose a bedroom to an office with built-in desk and shelves
  4. Deck expansion that has been a popular project in this part of San Clemente
  5. Bathroom safety measures with grab bars
  6. More light throughout the home

He noted that he can accomplish this with a lot less space than the clients considered and he could offer some additional value in that space that would include:

  1. Two additional sets of french doors (1 in the kitchen to the front patio and 1 in the bedroom to the back deck)
  2. Double walk-in closets in the master
  3. Additional access door to the back deck from the garage
  4. Additional access to the deck from the 2nd bedroom
  5. Walk-in tub in the master
  6. A skylight in the entry way
  7. Dual office entry
  8. An optional additional deck, giving these clients a double decker view of the Pacific Ocean without leaving their home.

The clients were ecstatic with the design suggestions and proceeded with the idea that they could cut back should the pricing of all of this exceed their budget.  Below you will see the new floor plan with the space additions called out in blue with a red dotted line.  You can see the additional French doors, and barn door accesses to the deck called out in yellow.  The new space additions increased this home’s footprint to 1,850 square feet.  Reminder, you only pay additional taxes on the increase in livable space; in this case 500 square feet.

San Clemente Room Addition

Below you can see the expanded bedroom space zoomed in so you can see all of the features that were added to this space.  This space is very personal and when designing for your forever home, you need to consider that eventually you may be spending a lot of time in your bedroom resting.  Mike is a Certified Aging in Place Specialist and ensured this room has everything they need to make it enjoyable, beautiful, and comfortable for years and life-changes to come.

San Clemente Design & Space Planning

The plans reviewed so far have been space plans that show where the walls will be removed, where new walls will be placed, and cosmetic changes to the floorplan.  Some of the behind-the-scenes engineering that goes into room additions and deck additions is retrofitting your existing architecture to support the additional architecture that is being added on; new architecture can stress different contingent elements of your home that you may not consider as the engineering is hidden under your flooring, under your foundation, and in your walls.

Below you will see the number or reinforcements that were necessary to support the additional structure.  The additional footings are highlighted in yellow on the below plan.  Footings are under your home’s soil by a minimum of 12 inches pending the weight and dimensions of the additional structure.  The charcoal shading is reinforced by a grade beam.

Structural engineering for room addition

Now that the not-so-fun cost elements are understood, you can feel safe that the reinforcement is there for the safety of your home investment as well as personal safety.  These reinforcements will be inspected by the city just like the rest of our home remodel construction work so you have a 3rd party auditor ensuring you that your work has been done correctly and that both you and your investment are safe.

The next step in the design build process is the black and white elevations that show you where your cabinet placements go, what your home elevations will look like from the outside and inside so you can be sure that everything you have designed cabinet-wise is where you want and the style you want.  You will find with Aging in Place Design method, also known as Universal Design is that you will want more drawer storage than traditional cabinets that you need to bend over to see in.

Below you will see the kitchen cabinet elevations to see how they anticipate their kitchen to look once its finished.  Each number on the cabinet references specific wood species, color, and finish.

Once the clients approve all the black and white design elevations, it’s the super fun part of the remodeling planning process and that’s the 3D color renderings.  This is where you get to see all of the materials you have selected in your design as it should be designed.  This is the aha moment for most homeowners that have challenges visualizing what the finished product will look like.

We take all the materials and place them just as we have designed your space.  Specifically, for this double decker San Clemente remodel, we will be looking at the 3D color rendering of their kitchen as it should look after remodel.  You will notice that these are extremely detailed to show reflections and true exterior conditions. This process enables us to save money on paper and not find out that you don’t like the backsplash once you see it in its expansive design space.  This is often where clients will change out accent pieces like lighting pendants, backsplash, or flooring.

3D color rendering for Orange County kitchen remodel

Once 3D color renderings are finalized and approved, materials ordering starts and the job start date is assigned.  We never want to start a job without your materials being available for installation. This is another great differentiator between traditional contractor and Design Build firms.  When you hire a general contractor and project manage the job yourself, you are in charge of making sure the materials are available for installation on the day your general contractor needs the materials for the area of the home he is working on that day.

For this project, we want to also show you how we designed the double decker decks off this San Clemente hillside to give this client views you dream of.  Breathtaking is an understatement as well as the space this adds for entertaining is quite spacious.  These clients could host a party with 75 guests purely outdoors.  And due to the design of this home, the clients can usher guests from their front patio entrance straight to the back deck without having to have 75 people trapse dust and debris in on their shoes.  Below you can see the original space for their backyard.

Before pictures of double deck remodel

The structural plan below shows the original deck with the proposed deck on level one and the secondary deck accessible via spiral staircase braced on to the exterior of the master bedroom and the first level deck. You can also see the additional footings that were necessary to support the additional structure and its capacity based on square footage.

San Clemente Structural Engineering

And here you can see that Sea Pointe’s designer has a grand vision for a patio overhang on the top level much like the bottom level; the city of San Clemente had other plans as this was not permitted to be built at this level, so you will note the final photos and videos do not have the patio cover on the 2nd level deck.

You also will notice that the plans extended out further over the hill behind the home giving this couple space for their reclining chairs and entertaining area.  This lower level deck has the capacity to support a lot more weight than it needs based on the square footage capacity.  This lower level deck can host up to 75 family and friend members.  The lower level deck also has motorized retractable screens making dining fly free, dust-free, and shady when wanted.  The patio cover also features built-in speakers, built-in heaters, and lighting; you will want for nothing with this structure as your haven.

3D color deck renderings

Now that you have seen the process of enclosing a couple different spaces to lay out your home in an entirely new functional option,  you can truly enjoy the after pictures captured below.

9 Master Bathroom Ideas for your Next Remodel

9 Master Bathroom Ideas for your Next Remodel

Master-Bathroom-Ideas

Thinking of taking your master bathroom to the next level? Or simply just here for some design inspiration? We have you covered with these master bathroom ideas that will leave you with more confidence in taking that first step in remodeling your space.

There are many aspects to take into consideration when remodeling your master bath from backsplash to flooring, what kind of shower or tub, storage space and more! The choices may sound a bit overwhelming at first, but do not fret, that is why we’re here to help inform you and make sure this process is as simple and fun for you. With that, let’s dive in!

1. Shower Tile

Let’s start with a feature that can sometimes be considered the statement piece of the master bathroom- the shower tile. There are so many different design options that you can do with shower tile design. Take for example, this beautiful dark porcelain shower tile design pattern contrasts so well with the walls and countertop of this master bathroom remodel.

Master-Bathroom-Backsplash

Or, if you are more into the sleek look, aim for a design that compliments the other features in your master bathroom. Consider taking your floor up to the ceiling! This will give an overall sleek design with an expansive feel.  Anytime you use the same material across a large space, you make the space feel even bigger without the square foot addition or tax costs!

Bathroom-Backsplash

Another great design option would be to match your shower walls to your countertop. This also tends to give your master bath a beautiful cohesive look and using the same material on both surfaces will make your space look larger.

Master-Bathroom-Ideas

2. Flooring

Now let’s move on to another very important feature in your remodeled master bathroom, flooring. Something very important in your bathroom is that you want your flooring to be not only gorgeous, but waterproof.  With modern design and technology, this is a fairly easy challenge these days with faux wood floor in vinyl or tile surface, keeping beauty a priority and longevity a guarantee.

Go for a seamless flooring design, that compliments your bathroom. This is such a fun one we worked on in Irvine, California and it came out just stunning. We love how the floor carries through the walk-in shower, and don’t even get us started on that floating bench!

Floating-Bench

Another option is to match your flooring with your shower wall material. This is a gorgeous master bath remodel we did in Mission Viejo. The matching designs make this bathroom feel so bright and beautiful.

Matching-Floor-Backsplash

Looking to do a glam master bathroom? We’ve dabbled in that area as well. Take a look at this stunning master bathroom with marble flooring. From sleek and simple to elegant and glam, your flooring really sets the foundation of your design choice.

Master-Bathroom-Floor

Have a darker style? Consider a darker floor that compliments your walls and contrasts with your countertop and fixtures. This will give your master bathroom a bolder feel. This bathroom expanded the shower walls beyond the shower making this room feel cohesive and larger with one continuous feel.

Bathroom-Bold-Floors

Heated Bathroom Tile

Heated bathroom tiles for master bathroom flooring are a must. Heated flooring is a great universal design element that is great for cold mornings or evenings that will instantly make your bathroom 100 times more comfortable.

Traditional heating systems heat the air, however radiant heating directly warm your feet when standing on the heated bathroom tile. This allows you to feel warm even though the air around you is not.

Bathrooms are the most common space to have heated flooring because the last thing you want to feel is freezing right after a nice bath or shower. It also makes morning getting ready routines much more comfortable.

Heated bathroom tiles offer uniform heating, no noise, are non-allergenic, energy efficient, and can be easy to install. Definitely worth the splurge!

3. Countertops

Make your master bathroom pop with contrasting countertops and custom cabinets. Quartz is a trending design material for countertops because there is just so much you can do with the material and it’s pretty durable when compared to other remodeling countertop materials.  It also is very versatile in the colors and patterns available to you in quartz.  If you’re looking to save a little, you may also find pre-fabricated quartz which comes in smaller sizes enabling you to save money by not buying the whole slab, but also limits you in the colors and patterns available.  Decisions decisions.

Master-Bathroom-Counters

Here is another example of a contrasting countertops design, where the color of the cabinets pop giving the master bathroom a bold but beautiful look.

Contrasting-Countertops

Or do the complete opposite and consider having your countertops compliment your flooring. This gives your master bath a softer design and can compliment the rest of your bathroom design.

Complimentary-Countertops

4. Vanity

The perfect his and hers vanity area. If you are a fan of a more simple and soft design, this is perfect for your inspo board!  Also notice the difference between floating vanities (image #2 and #3) and vanities with legs (image #1).  One gives you more room and another gives you more style.  Again the decisions are yours based on your priorities; we’re here to help you make these decisions.

Master-Vanity

If glam is more your style, consider going all out and having two elongated vanity areas spread out and located on opposite sides of your master bathroom, with an open space.

Glam-Master-Bathroom

Opt-in for a sleek design and have a floating vanity area. This is great for smaller bathrooms because it creates the illusion of increased space. This also allows more light to move throughout the space.

Floating-Vanity

Vanity Drawer Outlets

Another functional feature to add to your master bathroom are outlets in your vanity drawer. Having outlets installed in the back of your vanity drawer is great for clearing countertop clutter. This is also useful when getting ready with a blow dryer or curling iron. You can even plug in your phone while getting ready or hopping in the shower. This can also be a place to charge your electric toothbrush overnight.

This is the beauty of having custom cabinetry. You can customize your vanity to meet your daily needs and functions for a more seamless routine in the bathroom. It also keeps your bathroom neat and organized.

Convenient Pop Out Electrical Outlet in Bath Remodel

5. Shower

Make the most intimate part of your master bathroom, one that you love. Choosing a shower design is just as important as the rest of your bathroom features. Going for a more intimate but sophisticated design? A frameless, glass-enclosed walk-in shower might be perfect for you! This is one of our favorites that we worked on in Irvine.

Intimate-Walk-In-Shower

Or how about one that has room for dual shower heads? Here’s another beautiful example of a spacious shower room with room for two.

Dual-Head-Shower

If you’re looking for a more creative touch, consider a pentagon shower design, adding more dimension to your master bathroom, while saving space!

Pentagon-Shower

Showers can be glam too. Consider making your master bathroom shower dreams come to life with a design like this massive walk-in shower we completed in Orange, California with a solid shower-length bench. Also note the sitting space for drying with discreet storage cubbies under the bench.

bathroom remodel

Shower Benches

Installing a shower bench in your master shower remodel is a great investment for incorporating universal design. Incorporating a shower bench is good for safety concerns especially if you plan on remodeling your space to be your forever home. It helps ease the fear of falling and getting injured.

A shower bench in your master bathroom design can add a spa-like atmosphere. This is the perfect relaxation spot to sit back and relax after a long day. It can even be used for a convenient place to rest your feet while shaving your legs or storing shower toiletries.

Camouflage-shampoo-niche-in-bathroom-remodel

Modern Shower Drains

Another sleek and useful master bathroom idea is to ditch the standard round bathroom drain in the shower for an aesthetically pleasing one that is just as functional. It is the little details like this that can really elevate the overall design of the space.

A popular design is incorporating the linear shower drain. This blends in with your shower flooring for a unified and modern look. Linear drains also reduce tripping hazards, and can be easier to clean than a regular drain. They come in a variety of different styles, materials, and sizes so working with your designer on the perfect fit is a must!

6. Soaking Tub

Clients often ask, should I have a tub?  Should I keep my tub?  Should I replace my master bath tub during my remodel.  The answer is, if you use a tub, then add, keep, or replace your tub.  The new tubs are free-standing tubs and absolutely stunning in design, so if you do take baths, you’re in for a design treat! Aim for a sleek and sophisticated design like this free standing tub with a porcelain tile backsplash.

Tub-Backsplash

Design your tub with adding in a beautiful privacy wall that has a textured wall, separating your toilet and the bathing tub. Here’s a gorgeous example we have designed and built in Irvine.

Private-Divider-Tub

Design your master bathroom with a side-by-side tub and shower giving you easy access to both! Or with busy lives today – let your kids tub while you shower.

Shower-and-tub

Upgrade Your Drains

Replacing your bathroom vanity handles and knobs will refresh your overall space, however, for a cohesive design make sure to also upgrade your bathtub drain. Overtime, these will wear out from constant use, but replacing them will improve their look and function.

Although they all serve the same purpose, there are different styles of bathtub drain stoppers. The most popular tub drain stoppers are lift-and-turn, push-and-pull, pop-up, toe-touch, and the trip lever. For a smooth modern design, the pop-up drain is a great option, but make sure to consult with your designer before making any decisions!

7. Storage Space

Last but definitely not least, make sure to include storage space in your master bathroom remodel design. You will thank us later! Choose a design that incorporates cabinets along your wall for extra storage space. This will allow you to have room for back-stock on supplies or just an organized place for towels and toiletry essentials.

Storage-Space-in-Master-Bath

Or add cabinets and drawers along your wall and underneath your vanity area. If you have a long vanity counter, this will give you plenty of storage room to work with!

Master-Bathroom-Storage

Have an intimate master bathroom? It may be more fitting to have built-in cabinets near your vanity area. This will give you plenty of room for storage.

built-in-cabinets

Shower Niches

When it comes to your shower design, make sure to be intentional with your shower niches. Think about how your use them and what you place there so that you can maximize its function for your needs. Do you want two tall niches? Or maybe just one with a shelf in the middle? Will your favorite shampoo bottles fit in the area? These are all questions that you should ask yourself when deciding on the location and size of your niche.

Shower niches are very functional in a master bathroom and are the perfect location to store your shampoos, conditioners, soap, and even things like your razor. Another element to consider is the overall design. Niches can be fun too! A popular niche design is creating an accent with a different style pattern of tile or using a different material such as marble if your shower wall is porcelain.

Ladera Ranch Bathroom Remodel With Porcelain Shower Tile

Floating Shelves

Some master bathroom spaces are more intimate, which means less room for built-in cabinet storage. As an alternate solution we recommend using floating shelves to create extra storage space. Floating shelves can store towels, toilet paper, and even your favorite decoration pieces. Floating shelves are easy and quick to grab from and do not take up floor space if you were to use a basket instead.

Floating shelves are also wonderful for adding storage space that does not look too cluttered or bulky. It gives the bathroom an airy feel, which will even make your space look larger than it is.

8. Fan Timer Switches

Get ready for us to blow your mind with this genius master bathroom idea for your next remodel! Introducing, fan timer switches. A timer switch in your bathroom allows you to choose a preset time for the fan to turn off. They are amazing for removing the moisture, so you don’t have to remember to come back and turn the fan off.

Fan timer switches are most popularly placed in the shower room as well as the toilet room. They tend to have presets of 5, 10, 15, 30,and 60 minutes. The best part is getting a silent fan by installing an in-line ventilation fan that is remote mounted away from the bathroom.

Fan timer switches prevent moldy bathrooms and can save you plenty of money in the long run from having to do major cleanings or mold removals. This is also helpful if you are in a rush to head out and do not want the air to sit still in your bathroom. Just easily turn on the timer and you have nothing to worry about!

9. Update Your Lighting

A fun master bathroom idea for your next remodel is updating your lighting with nontraditional pendant lighting over your tub or vanity. A fun pendant lighting fixture is a neat way to add some personal style to your bathroom, especially when incorporating texture and color.

Make sure to do your research and discuss with your designer the appropriate height for hanging a pendant light in your bathroom. Pendant lighting is best in higher ceiling spaces. They give an added ambiance in addition to canned lighting.

From farmhouse woven basket lighting fixtures to glass Asian style pendant lights, there are so many different designs to choose from. The pendants should complement the overall design you are trying to achieve with your master bathroom.

Pendant lights over the vanity are best in clear glass if you like to get ready with a busy morning routine. Think about what areas in your bathroom you want more light than others. You may want your tub area to be on the darker side, giving a spa-like atmosphere while your vanity is brighter for getting ready. These are things to definitely keep in mind!

5 Functional Features You Need in Your Kitchen

5 Functional Features You Need in Your Kitchen

5 Must-have Kitchen Features

Doing your research before remodeling your kitchen? You have come to the right place! When planning your kitchen remodel, we suggest taking advantage of the potential space your dream kitchen has to offer. From creating more hidden storage space to access for easy clean ups and organization tactics, a functional kitchen is necessary in today’s world, especially with many of us spending more time at home during Covid-19. Read on to find out what five functional features you need in your kitchen remodel.

#1: Integrated Dishwasher

Integrated-Dishwasher

When doing research on gathering inspiration for your future kitchen remodel, you may come across terms like “built in” or “integrated dishwasher.” Well, what does it mean by built in dishwasher? This is when your dishwasher blends in with the rest of your kitchen cabinetry serving great function as well as looking more pleasing to the eye!

A trending example would be to build this into your kitchen island near your sink, allowing for easy access and functionality when having family members or guests gathered around after a nice meal.

#2: Pull-out Garbage and Recycling Cabinet

Pull-out-garbage-cabinet

Incorporating a pull-out garbage and recycling cabinet serves a very similar function! Designing this to include in your kitchen remodel allows for very easy cleanup when cooking or doing your dishes. Your pull-out garbage cabinet will also blend in seamlessly with the rest of your kitchen design. Also, no more pets having access to sneaking in that trash can!

#3: Pull-out Spice Rack

Pull-out-spice-rack

We are a sucker for great organization in the kitchen! Make organizing guru, Marie Kondo proud by including a pull-out spice rack in your dream kitchen. Also hidden to blend in with matching the aesthetic of your kitchen design, this serves as great organizing function when storing your cooking spices.

Utensil-pull-out

This can also be used for a utensil pull-out for better organization. This would be perfect for someone who likes to cook a lot. You would be able to have all the cooking utensils you need right in front of you, so you don’t have to worry about reaching or walking far to grab them. When everything is organized better, you also don’t have to waste time looking for the right thing you need.

#4: Pantry Shelves

Pantry-shelves

Kitchen storage is such an important factor when remodeling. Adding pantry shelves allows for more organization space and easy accessibility. These can even be custom built according to the size of the items you decide to store in your pantry. Believe it or not, incorporating pantry shelves can also save you money! When you are more organized and know where everything is kept, this will prevent you from buying the same snack or ingredient multiple times.

#5: Kitchen Island

kitchen-island

Kitchen islands are a must these days to include in your remodel. They provide massive function potential from having seating space, to storage space, to allowing more time with your family! Your kitchen island with seating can incorporate a bar area, opening more space for larger gatherings or just an intimate space to eat or have a drink.

cabinets-drawers-in-island

Don’t forget that you can include cabinets and drawers in your island. This creates more space for storage as well. This would be great for storage from your pots and pans to presentation plates and serving trays. Just imagine how much room this would open up for you! You could even place kitchen items that you would normally sit on your counter, that you don’t use too often, which would make your kitchen look less cluttered overall.

sink-in-island-kitchen

Also serving great function, having a kitchen island sink built in, will give you more preparation area to work with. Whether you would like dual sinks in your kitchen, or just plan to have one main sink, this is the best location to put it when you’re considering functionality. When having Thanksgiving dinner or family gatherings, this will give you the opportunity to stay in the middle of all the action, so you don’t miss a thing!

Now that you have done your research, if you are ready to make your dream kitchen come to life and are in Orange County, give us a call at (949) 861-3400 to schedule your complimentary design consultation. 6 Common Remodeling Mistakes to Avoid

6 Common Remodeling Mistakes to Avoid

Remodeling Mistakes

If you’ve been saving up for and dreaming about your next remodeling project, you’re in for a real treat. Home renovations are exciting! But, with all the time, money, and energy you’ll spend getting them done, you’ll want to follow the right process so you’re completely happy with the result for years to come. Here are six common remodeling mistakes to avoid along the way …

#1 – Inadequate planning

Any kind of renovation project takes planning, whether it’s a large one like a whole house remodel, or a simple bathroom upgrade. In general, the more planning that happens before the project even starts, the more satisfied you will be with the final result.

It’s a known fact that surprises and changes do come up during almost every remodeling venture. But, they don’t have to wreck your budget or your schedule if things are fully planned out in advance. Save yourself time, money, and headaches by thoroughly planning the entire process with your contractor in advance of your project’s start date.

#2 – Failing to research all possible options

When a homeowner is not completely satisfied with the finished product, it often stems from not knowing all the options available to them before they made their own design choices. Maybe they see their neighbor’s new kitchen complete with custom cabinets designed perfectly to fit the space and the homeowner’s needs. “Why didn’t we get that?” is a common regret expressed when you see a material option that you weren’t even aware of during your own renovation project.

The best way to avoid this mistake is to take plenty of time during the design process to research various materials, fixtures, and designs. Once you’ve “seen it all”, then you can bring your favorites to your builder and make sure they’ll fit with the project at hand.

#3 – Underestimating remodeling costs

The last thing you want to do is embark on an exciting renovation project and then find out that you don’t have enough money to finish it. How do you avoid this remodeling mistake? Planning! If it seems like advance planning is the answer to almost everything, you’re right!

Very few remodeling projects go entirely to plan. When a project starts, there are often unforeseen obstacles that arise, simply because they weren’t visible to the person who gave you the remodeling quote. For example, tearing a wall down could reveal faulty plumbing or wiring that needs to be replaced. Or, a national event, like COVID-19 in 2020, could cause shortages for certain materials, forcing you to make a different choice which may be more expensive than what you had planned. The best way to beat this possible problem is by planning your remodeling budget to be about 20% less than the overall amount you can spend. That way, you have money saved for contingencies and when they come up, your project won’t get stalled.

#4 – Not hiring a professional remodeler

Many handy homeowners make the mistake of thinking they can do their own remodeling. While it’s true that they could handle some DIY projects, more extensive renovations usually require the help of a professional. Do your research to find the best remodeling team and then let them do the work. Sure, you’ll pay more upfront for the project. However, you’re likely to save time and money in the long run with fewer mistakes and faster project completion.

#5 – Picking the wrong professional

Unfortunately, not every building professional has your best interests at heart. Before you hire a remodeling company, do your homework. Talk to friends, neighbors, and anyone else you know in your area who have had renovations done recently. They can share their recommendations for the best remodeling company in your area. You can also check online review sites like Google and Yelp, professional sites like Houzz, and even the company’s online portfolio or in-house showroom. By doing all of this research, you’ll be more likely to find the perfect remodeling team to work with.

#6 – Not enlisting the help of a designer

Popular TV shows like Property Brothers and Fixer Upper, combined with online idea sites like Pinterest, have empowered homeowners to act as their own designers. While these places are great sources of information and inspiration, it doesn’t necessarily mean that you should design your own remodeling. Instead, we recommend bringing your ideas to a professional designer who can help you decide what makes sense for your space, your family, and your budget. They may also be able to show you some designs that you never knew were possible. All of this can help you be more satisfied with the finished result.

Tustin Room Addition & Kitchen Remodel Case Study

You may think room additions are massive remodeling projects that may be out of your budget, but you may be surprised by what your unique home architecture features will expose to a professional home designer.  Our team of professional Designers have decades of experience planning home floor plans and layouts that make your home life more enjoyable. They have the special skill of being able to envision your space with different wall configurations to deliver value engineering as well as a home that serves your family needs best. Take a look at a room addition case study below demonstrating this exact remodel technique.

The Tustin Kitchen Design Challenge:

This Tustin home room addition case study is based on a repeat client that already understood the value of design and space planning as we had remodeled their kitchen 22 years earlier.  When the client approached us to remodel their kitchen again, they had different needs than they did 22 years ago with small children.  Now their children are adults and the couple often host Thanksgiving and entertain their adult children as well as extended family and friends.  This Tustin kitchen remodel necessitated creative space planning to provide an open concept kitchen.

The Designer took the reins and evaluated the space to see where they could place the kitchen that would provide an open concept kitchen (also known as a great room).  This also means evaluating what they would lose in this space.  There was plenty of living space and extra nooks that weren’t being utilized which provided great value to the designer working on this project; as this means there was nothing to lose if the client was not using these spaces.

Below you can see the floor plan the Designer was evaluating to re-configure the design layout to meet this client’s home and lifestyle of entertaining.  You will note the current kitchen in this Tustin remodel is at the front of the house.

The Tustin Kitchen Design Relocation & Remodel Solution:

This specific home added on 2 small space additions; one small enclosure on their porch and enclosed one small space from the backyard.  These 2 small spaces enabled this family to relocate their small kitchen from the front of their home to the back of the home.  The new space made available in the rear of the client’s home allowed us to place an open-concept kitchen adjacent to their living room.

Below you will note the new space plan we used to submit a permit request to the city of Tustin to create 2 small room additions.  This plan also demonstrates moving the front door to make the home more symmetrical which also made way for an additional remodel space giving these Tustin homeowners a new laundry room.  The designer was able to relocate the laundry from the garage into a nice laundry room space with custom cabinets and a pocket door as to not encroach the space inside the laundry room or swing out and cross paths with the new front door space.

Once the space planning was done, the designer worked with the Tustin kitchen remodel homeowners to design both the kitchen remodel and the new laundry room.  Selecting your design materials and finishes is typically more daunting than homeowners give credit due to the thousands of options available for each material and product.  Below you will note a list of options at a high level.

  1. Selecting custom cabinetry in both the kitchen and laundry room; cabinet door styles, cabinet door colors, wood species, varnish, glaze, etc.  Cabinet drawers, glass inserts, cabinet organizer inserts, roll-outs, microwave drawers, refrigerator drawers, etc. Do you want two-toned cabinets with one color on the bottom cabinetry and another on the top? All of these decisions need to be made during the design phase of this Tustin kitchen room addition and remodel.

This Tustin remodel and room addition used the following cabinets on the perimeter of their kitchen.

2. Countertop selection options for the kitchen remodel; will these be quartz, quartzite, granite, marble, wood, stainless steel, glass, concrete etc. Maybe you want to use different material on the perimeter of your kitchen and a fancier material on your showpiece kitchen island. How do you want your countertop edges finished?  Straight edge, mitered edge, double or triple bevel edge? Understanding materials and stone manufacturers also helps the designer save you money by suggesting material options that come in half slab or smaller configurations.

This Tustin room addition and kitchen remodel client selected polished quartz countertops for all countertop material in both the kitchen remodel and laundry room addition.

3. Flooring options include faux wood tile flooring, wood flooring, vinyl flooring, patterned tile design flooring, over-sized tile flooring, concrete, color options, and finishes if you are going with wood flooring.  This client selected vinyl flooring with a faux wood grain.

4. Home lighting options include recessed lighting, pendent lighting (hundreds of thousands of options to choose from), on-wall lighting, under cabinet lighting, in-cabinet lighting with sensors, natural light source, finish color on your lighting fixtures can range from powder coat black to silver, gold, white, as well as bright and bold color options. This decision typically makes your cabinet hardware an easier selection as you coordinate these to match or contrast based on material color and cabinet color. The client opted for a modern play on a retro light style over the island with 3 stainless steel pendant lights over the island.

5. Cabinet door pulls and knobs options are about as vast as lighting options with hundreds of thousands of options and dozens of manufacturers. Your designer will assess your style and do the heavy lifting to curate design ideas and options that will minimize your need to shop.

6. The client selected small stainless-steel knobs for simplicity and cleanliness.5. Backsplash selection is one of the more fun and affordable material and design selections to do. Another remodeling product that comes in dozens of materials, colors, and finishes.  The great thing about a backsplash is it typically is affordable to replace and therefore is often considered something to have more fun with and be on-trend as you may replace it in 5 years with another hot trend.  You also have to be mindful that the material will not absorb grease as it’s directly adjacent to your cooktop. This Tustin kitchen room addition and remodel selected a mosaic tile by Bedrosians.
