Sea Pointe Design & Remodel Gives Back to the Thomas House Family Shelter

Thomas House Family Shelter and Sea Pointe Design & Remodel were brought together by a common organization, the National Association of Women in Construction (NAWICS) to support families in need getting back on their feet. Misfortune can happen to anyone at any time and Thomas House was developed for the families willing to do the work to get back on their feet where they are working and living in the community on their own. Sea Pointe Design & Remodel joined the team of businesses that give back and support this community.

The Beginning of Our Thomas House Family Shelter Relationship

Award winning residential design/build firm, Sea Pointe Design & Remodel, has donated and installed Omega Cabinets at the Thomas House Family Shelter in Garden Grove, just in time for the holiday season!

Families who reside at the shelter were previously living in unstable housing, or uninhabitable living conditions. The Thomas House provides these families to start fresh and an opportunity to maintain permanent housing while allowing them traction to better their personal finances.

“We appreciate Sea Pointe Design & Remodel for donating and participating in our cause during Covid-19. It has been difficult to continue and find partners that are willing to help during this time,” says Natalie Julien, Thomas House Executive Director.

Sea Pointe Design & Remodel is grateful to be able to use their expertise and services to help the Thomas House and these families in a way that will empower them for years to come. The Thomas House provides helpful programs with no cost to the families such as youth development, mental health services, case management and more.

“With Sea Pointe’s contribution, we are now closer to getting these families to establish a home,” says Julien.

Year over year, 80-90% of families that reside at the Thomas House Family Shelter, achieve finding permanent housing within a year. During their stay, they are required to be working full-time and to save 80% of their income, which is monitored by the Thomas House.

“We support our families so they can achieve long-term success even post-program graduation. Once they move out, families still have access to the featured programs and many of the kids enjoy coming to the activities that we offer,” says Julien.

In spirit of giving thanks this fall season, Sea Pointe Design & Remodel will be collecting gently used furniture from past clients in Orange County to gift and furnish the Thomas House Family Shelter units.

Sea Pointe Gives Family of 7 a New Home in “Extreme Makeover”

Sea Pointe Design & Remodel gives back to a loving family of 7 in Costa Mesa in a project featured on the hit TV show, Extreme Makeover: Home Edition, hosted by Ty Pennington. This makeover required a complete home remodel in under a week for Tom and Deirdre McCrory, proud parents of two and soon to be, five!  Deidre is pregnant with triplets and the couple have found themselves backed into a corner with the amount of space available in their current home.

The producers of the hit TV show did an exhaustive selection process for a talented and qualified construction firm to partner with for this volunteer renovation.  Upon invitation and and some heavy schedule rearranging, Sea Pointe Design & Remodel agreed to take on this challenge and join the crew to provide the manpower for remodeling this 3 bedroom Costa Mesa home to be a 5 bedroom home for its’ impending triplet delivery. This is no short feat for a 7-day production timeline; a typical timeline for a residential home remodeling project of this scope would be 6-9 months.  Sea Pointe enjoys a challenge and was 100% onboard with giving back to this Costa Mesa couple in need.

During the construction process, the McCrorys, parents of two young boys, ages 3 years and 21 months are also expected triplets in just a few weeks. This makes this timeline non-negotiable and something Sea Pointe works around regularly.  You would be surprised by the number of impending parents that get to the nesting stage and want something new turned around in very short order.  Sometimes it’s not possible with traditional circumstances as the cities don’t jump through hoops short of having a television producer come in promising oodles of city exposure.  Though we jump to as best we can and break the project up around a delivery date to get anything we can done prior to our client’s new baby arrival.  Zooming back to the Mc Crorys’ extremely fast and large home makeover…

Surrounded by generators, RVs, and filming crew, this was a huge opportunity for Sea Pointe Design & Remodel to get involved and showcase what we can do for the Orange County community. This was a project that involved many moving parts including a lot of participation from the city, traffic police, planners, inspectors and more. With the help of everyone coming together as one, magic was made and all entities were able to pull this off in time!

The family was sent to stay in Arizona for a week of rest and relaxation in anticipation of what they would come back home to. In that time,  Sea Pointe Design & Remodel picked up the shovels and provided labor for this home makeover.

Andy Shore, lead his team from Sea Pointe Design & Remodel and transformed this roughly 1,000 square foot house into a house that is now able to fit the family of 7.

Before the home makeover, this Costa Mesa 3b/2ba home contained a master bedroom with a master bathroom, a family room, kitchen, dining area, two bedrooms, and a bathroom. Once Sea Pointe got involved with Extreme Makeover, this house had nearly doubled in size!  You can see the as-built floor plan above with the existing living space prior to the Extreme Makeover: Home Edition residential remodeling intervention.

This dream makeover with an addition gave this large family more living space. After the much anticipated week, the McCrorys now have a whole new nursery room for the newborns, and 2 additional rooms for the kids.

This makeover may seem like every parent’s dream, however the kids were even more impressed with their new addition. The kids’ rooms were transformed into a pirate-themed bedroom and a jungle-themed bedroom making this space livable and enjoyable for the little ones.

The twenty-one month old young man will be enjoying this jungle themed room for a good 5-8 years before needing another refresher.  The colors stimulate the mind of a youngster, while the low bed serves great function for getting out of the bed in the middle of the night without falling.

As for the new nursery addition, this remodel made way for 3 new baby cribs and was furnished with gifts for the newborns. From the baby blue to soft pink colors, the triplets now have their own bedroom, adding space for this large and loving family.

The nursery is decked out with all the amenities you would want inside a newborn’s room; from mom’s lullaby feeding chair, handy sink, storage cupboards, walk-in closet, three cribs, sanitizer dispenser, lotion dispenser, built-in baby monitor, and diapers for months, er days with triplets.

This Mom will be set for feeding time, changing time, and even play time in this colorful room.

 

The family room got a sweet upgrade as well. The McCrorys now have a fully functional game room where they can bond together as a family. The makeover included adding a bar area with a pool table and arcade games! Even a colorful yellow PVC pipe endzone surrounds the flat panel TV.  Neon bar signs, mirror, and traditional pool table lighting are all design touches that give this game room its authentic entertaining vibe. Whether the parents or kids are spending time in here, it’s safe to say, everyone is able to now have a fun time hosting friends.

The McCrorys also got to see their new dining room! Complete with a fireplace and newly furnished, they will now have a nice area to sit and have a family dinner together. You may find 4 high chairs sitting around this table for the next few years, and we’re sure that’s fine with the McCrorys!

The remodeled kitchen now opens up to the living area, offering this family more visibility when the kids are enjoying time in the living room while Tom and Deirdre are prepping meals. This space is also your first point of reference when entering the home. The design here provides open-concept, while still giving a finite space to each room; this allowed for the divider wall to add more kitchen counterspace and storage.  This also enables the family to move in these separate spaces without bumping into each other, yet still able to communicate and entertain from the kitchen space into the living space.

We installed brand new wooden cabinets and complementing countertops, giving this kitchen a whole new makeover! The peninsula uses the space well for added sink space as well as giving the parents the view to see into the living room area, also making the room feel and look even bigger.

Creating a space for the McCrorys to spend quality time together without feeling squished in their previous home also included building a large patio space outside for recreational use. In sunny Southern California, a remodel like this was very necessary. It was an opportunity to take advantage of the new space and create an outdoor living area for them to enjoy during any time of the year.

San Clemente Forever Home: Double Decker Addition Employs Universal Design

This San Clemente client enlisted Sea Pointe Design & Remodel, to design and build their home to be the home they live in forvever; this means a home they can age gracefully in with whatever may come their way.  They wanted to ensure this home would enable them mobility even when their legs are no longer mobile.  They wanted this to be their beautiful beach home that increased the value of living by the beach by seeing more of it, right from their home.

Sea Pointe Design & Remodel’s Designer and Certified Againg in Place Specialist, Mike set out to identify everything this retired couple would need in their home.  Mike also has plenty of experience working with this hillsides on the south side of the freeway in San Clemente, so he was familiar with plenty of the zoning requirements and what you can and cannot do in this area. BONUS!  This saves a lot of time with trial and error submittals to the city for permits.

Below you can see the As-built blueprints for this home.  This is a 3 bedroom, 2 bath home with a small enclosed kitchen, living room, and small deck / backyard that rested over an open hill with ice plants facing the street behind their home. The home’s existing footprint was 1,350 square feet.

The designer set out to get the client’s comprehensive wish list so he can ensure he not only delivers what they absolutely want and need but it also gives him an understanding of who they are, their lifestyle, and how they use their home.  This is an essential process that serves as a tool for Mike to also suggest design and engineering enhancements that will improve the functionality and beauty of the home in ways the homeowner may not have considered since they don’t design and build for a living.

Another benefit of using Sea Pointe Design & Remodel is that we are a Design Build firm; this means that all of your construction professionals are housed under one roof.  When you use one firm to remodel your home, it gives you the advantage of sharing information across skill sets which can save you money. Traditional construction firms would be sharing information across different construction companies; in a traditional construction company set up, you would hire your draftsman / architectural design, your interior designer, and your contractor separately.

When all of your construction professionals are under one roof, we can provide value engineering.  This means that your architectural designer and your structural engineer can identify construction effiencies where leveraging existing architecture can save you time and money. And what homeowner would turn that away?!  That’s exactly what we / Mike did with this San Clemente Room Addition client.  While they knew they wanted a room addition to give them the space they needed, they expected they would need to eat up their entire front yard to get sufficient space for their whole home remodel wish list.

Mike reviewed their wish list with a functional design eye:

  1. Wheel chair access through the whole home and backyard
  2. Open-concept kitchen with kitchen island
  3. Repurpose a bedroom to an office with built-in desk and shelves
  4. Deck expansion that has been a popular project in this part of San Clemente
  5. Bathroom safety measures with grab bars
  6. More light throughout the home

He noted that he can accomplish this with a lot less space than the clients considered and he could offer some additional value in that space that would include:

  1. Two additional sets of french doors (1 in the kitchen to the front patio and 1 in the bedroom to the back deck)
  2. Double walk-in closets in the master
  3. Additional access door to the back deck from the garage
  4. Additional access to the deck from the 2nd bedroom
  5. Walk-in tub in the master
  6. A skylight in the entry way
  7. Dual office entry
  8. An optional additional deck, giving these clients a double decker view of the Pacific Ocean without leaving their home.

The clients were ecstatic with the design suggestions and proceeded with the idea that they could cut back should the pricing of all of this exceed their budget.  Below you will see the new floor plan with the space additions called out in blue with a red dotted line.  You can see the additional French doors, and barn door accesses to the deck called out in yellow.  The new space additions increased this home’s footprint to 1,850 square feet.  Reminder, you only pay additional taxes on the increase in livable space; in this case 500 square feet.

Below you can see the expanded bedroom space zoomed in so you can see all of the features that were added to this space.  This space is very personal and when designing for your forever home, you need to consider that eventually you may be spending a lot of time in your bedroom resting.  Mike is a Certified Aging in Place Specialist and ensured this room has everything they need to make it enjoyable, beautiful, and comfortable for years and life-changes to come.

San Clemente Design & Space Planning

The plans reviewed so far have been space plans that show where the walls will be removed, where new walls will be placed, and cosmetic changes to the floorplan.  Some of the behind-the-scenes engineering that goes into room additions and deck additions is retrofitting your existing architecture to support the additional architecture that is being added on; new architecture can stress different contingent elements of your home that you may not consider as the engineering is hidden under your flooring, under your foundation, and in your walls.

Below you will see the number or reinforcements that were necessary to support the additional structure.  The additional footings are highlighted in yellow on the below plan.  Footings are under your home’s soil by a minimum of 12 inches pending the weight and dimensions of the additional structure.  The charcoal shading is reinforced by a grade beam.

Now that the not-so-fun cost elements are understood, you can feel safe that the reinforcement is there for the safety of your home investment as well as personal safety.  These reinforcements will be inspected by the city just like the rest of our home remodel construction work so you have a 3rd party auditor ensuring you that your work has been done correctly and that both you and your investment are safe.

The next step in the design build process is the black and white elevations that show you where your cabinet placements go, what your home elevations will look like from the outside and inside so you can be sure that everything you have designed cabinet-wise is where you want and the style you want.  You will find with Aging in Place Design method, also known as Universal Design is that you will want more drawer storage than traditional cabinets that you need to bend over to see in.

Below you will see the kitchen cabinet elevations to see how they anticipate their kitchen to look once its finished.  Each number on the cabinet references specific wood species, color, and finish.

Once the clients approve all the black and white design elevations, it’s the super fun part of the remodeling planning process and that’s the 3D color renderings.  This is where you get to see all of the materials you have selected in your design as it should be designed.  This is the aha moment for most homeowners that have challenges visualizing what the finished product will look like.

We take all the materials and place them just as we have designed your space.  Specifically, for this double decker San Clemente remodel, we will be looking at the 3D color rendering of their kitchen as it should look after remodel.  You will notice that these are extremely detailed to show reflections and true exterior conditions. This process enables us to save money on paper and not find out that you don’t like the backsplash once you see it in its expansive design space.  This is often where clients will change out accent pieces like lighting pendants, backsplash, or flooring.

Once 3D color renderings are finalized and approved, materials ordering starts and the job start date is assigned.  We never want to start a job without your materials being available for installation. This is another great differentiator between traditional contractor and Design Build firms.  When you hire a general contractor and project manage the job yourself, you are in charge of making sure the materials are available for installation on the day your general contractor needs the materials for the area of the home he is working on that day.

For this project, we want to also show you how we designed the double decker decks off this San Clemente hillside to give this client views you dream of.  Breathtaking is an understatement as well as the space this adds for entertaining is quite spacious.  These clients could host a party with 75 guests purely outdoors.  And due to the design of this home, the clients can usher guests from their front patio entrance straight to the back deck without having to have 75 people trapse dust and debris in on their shoes.  Below you can see the original space for their backyard.

The structural plan below shows the original deck with the proposed deck on level one and the secondary deck accessible via spiral staircase braced on to the exterior of the master bedroom and the first level deck. You can also see the additional footings that were necessary to support the additional structure and its capacity based on square footage.

And here you can see that Sea Pointe’s designer has a grand vision for a patio overhang on the top level much like the bottom level; the city of San Clemente had other plans as this was not permitted to be built at this level, so you will note the final photos and videos do not have the patio cover on the 2nd level deck.

You also will notice that the plans extended out further over the hill behind the home giving this couple space for their reclining chairs and entertaining area.  This lower level deck has the capacity to support a lot more weight than it needs based on the square footage capacity.  This lower level deck can host up to 75 family and friend members.  The lower level deck also has motorized retractable screens making dining fly free, dust-free, and shady when wanted.  The patio cover also features built-in speakers, built-in heaters, and lighting; you will want for nothing with this structure as your haven.

2. Flooring

Now let’s move on to another very important feature in your remodeled master bathroom, flooring. Something very important in your bathroom is that you want your flooring to be not only gorgeous, but waterproof.  With modern design and technology, this is a fairly easy challenge these days with faux wood floor in vinyl or tile surface, keeping beauty a priority and longevity a guarantee.

Go for a seamless flooring design, that compliments your bathroom. This is such a fun one we worked on in Irvine, California and it came out just stunning. We love how the floor carries through the walk-in shower, and don’t even get us started on that floating bench!

Another option is to match your flooring with your shower wall material. This is a gorgeous master bath remodel we did in Mission Viejo. The matching designs make this bathroom feel so bright and beautiful.

Looking to do a glam master bathroom? We’ve dabbled in that area as well. Take a look at this stunning master bathroom with marble flooring. From sleek and simple to elegant and glam, your flooring really sets the foundation of your design choice.

Have a darker style? Consider a darker floor that compliments your walls and contrasts with your countertop and fixtures. This will give your master bathroom a bolder feel. This bathroom expanded the shower walls beyond the shower making this room feel cohesive and larger with one continuous feel.

Heated bathroom tiles for master bathroom flooring are a must. Heated flooring is a great universal design element that is great for cold mornings or evenings that will instantly make your bathroom 100 times more comfortable.

Traditional heating systems heat the air, however radiant heating directly warm your feet when standing on the heated bathroom tile. This allows you to feel warm even though the air around you is not.

Bathrooms are the most common space to have heated flooring because the last thing you want to feel is freezing right after a nice bath or shower. It also makes morning getting ready routines much more comfortable.

Heated bathroom tiles offer uniform heating, no noise, are non-allergenic, energy efficient, and can be easy to install. Definitely worth the splurge!

3. Countertops

Make your master bathroom pop with contrasting countertops and custom cabinets. Quartz is a trending design material for countertops because there is just so much you can do with the material and it’s pretty durable when compared to other remodeling countertop materials.  It also is very versatile in the colors and patterns available to you in quartz.  If you’re looking to save a little, you may also find pre-fabricated quartz which comes in smaller sizes enabling you to save money by not buying the whole slab, but also limits you in the colors and patterns available.  Decisions decisions.

Here is another example of a contrasting countertops design, where the color of the cabinets pop giving the master bathroom a bold but beautiful look.

Or do the complete opposite and consider having your countertops compliment your flooring. This gives your master bath a softer design and can compliment the rest of your bathroom design.

4. Vanity

The perfect his and hers vanity area. If you are a fan of a more simple and soft design, this is perfect for your inspo board!  Also notice the difference between floating vanities (image #2 and #3) and vanities with legs (image #1).  One gives you more room and another gives you more style.  Again the decisions are yours based on your priorities; we’re here to help you make these decisions.

Shower niches are very functional in a master bathroom and are the perfect location to store your shampoos, conditioners, soap, and even things like your razor. Another element to consider is the overall design. Niches can be fun too! Floating shelves can store towels, toilet paper, and even your favorite decoration pieces. Floating shelves are easy and quick to grab from and do not take up floor space if you were to use a basket instead.

Floating shelves are also wonderful for adding storage space that does not look too cluttered or bulky. It gives the bathroom an airy feel, which will even make your space look larger than it is.

8. Fan Timer Switches

Get ready for us to blow your mind with this genius master bathroom idea for your next remodel! Introducing, fan timer switches. A timer switch in your bathroom allows you to choose a preset time for the fan to turn off. They are amazing for removing the moisture, so you don’t have to remember to come back and turn the fan off.

Fan timer switches are most popularly placed in the shower room as well as the toilet room. They tend to have presets of 5, 10, 15, 30,and 60 minutes. The best part is getting a silent fan by installing an in-line ventilation fan that is remote mounted away from the bathroom.
