Kitchen Remodel Guide: Professional Design Details

Kitchen Remodel Design DetailsSmall details can create extraordinary value in the design of a new kitchen or bath. When we meet with homeowners we want to know how they currently use their kitchen. We want to know if they entertain frequently, host family gatherings or cook regularly. We learn the style of furnishings, accessories, flooring and wall covers throughout the home to determine clients’ preferences. We gather as much information as we can to help us exceed our clients’ expectations.

When we design a kitchen we divide the space into areas for food preparation, clean up, and if there is sufficient room, dining. Many of our clients want an island. They are great for food preparation, can double as a dining table and often serve as the focal point of a new kitchen.

For our clients who entertain frequently we recommend placing a prep-sink in an island. The main sink, used for cleanup, should be placed in another location to prevent dirty pots, pans and dishes from piling up on the island. The location of the sink on the island depends on the island’s size. If the island is less than nine feet, we typically will place the sink at one end of the island to maximize the space for food preparation. Island sinks also need to account for the height of the faucet. The taller the faucet is, the more prevalent it becomes.

We create clean lines for contemporary kitchens by specifying panels for the dishwasher and refrigerator, locating the microwave either in a hidden cabinet or as a cut out in a base cabinet and specify pop up outlets that disappear into the countertop. Pop-ups also represent a great solution in areas where there are no wall cabinets to hide the plug molding strip.

If our clients tell us that a coffee maker, toaster or other small appliance will sit on a countertop, we locate an electrical outlet behind it. This helps to hide the electrical cord.

To create consistency of image, we will coordinate the colors of wall outlets and plug molding to complement the backsplash.

Lighting can make or break a space. Under-cabinet lighting illuminates the countertop making it easier to prep and cook meals. This is achieved by locating the light at the front of the cabinet. If the light is placed at the back of the cabinet, it will illuminate the backsplash instead.

LED lighting has made it easier to consistently illuminate cabinets. Placing LED strips on both sides of a cabinet will illuminate each shelf. On a framed cabinet, we place the strip behind the cabinet’s face frame. On frameless cabinets, the LED light strip is placed in a prepared groove on the sidewall of the cabinet. In both cases, the strip is hidden.

Other significant details that make a new kitchen more enjoyable include a divider in deeper base cabinets for pot lid storage, adding soap dispensers and an air switch to provide a clean look for counters and backsplashes and even countersinking the screw on a Lazy Susan cabinet to prevent a bi-fold door from scratching an adjacent cabinet.

SIZZLING KITCHEN REMODEL IN IRVINE

We are very excited to share this gorgeous kitchen in Irvine on the blog today. These Sea Pointe clients love to cook and were ready to come home to their dream kitchen. Since they were willing to think outside the box , they decided on two cabinet door styles in their kitchen—one for the upper cabinets and one for the base cabinets. All cabinets are Bellmont 1900 series and for the base cabinets they decided on the Kahana door style in Sapele with French Roast. For the perimeter cabinets, as well as the uppers, they went with the Islands door style in Sapele Natural with a Caramelized Bamboo finish. On their large island they blended both kitchen cabinet styles to create synergy throughout the kitchen.  To check out more before and after pictures, see our facebook photo album: Sizzling Kitchen Remodel.

To bring interest to the island, our Sea Pointe designer helped our clients to pick out a slab of Silver Wave, a natural stone with tons of movement, while picking  a quartz product from Cambria for the perimeter countertops (style shown is Buckingham). You’ll also note that we added glass door panels on each end of the island to add another elegant design element to the kitchen.

The backsplash in this kitchen is a glass mosaic in Golden Gate with a 4 metal liner that is carried over from behind the hood.  The appliances chosen by the client include a Wolf dual fuel range, chimney hood, and drawer microwave oven.They also add a wine cooler for entertaining in addition to the Sub-Zero side-by-side refrigerator.

Once we began construction, this couple also decided to replace their front entry tile to tie into the new kitchen as well as giving the adjoining powder room a facelift.Sea Pointe also helped re-construct their fireplace and built-in entertainment center to round out the great room space.

If you’re considering a home remodel in Orange County, you may want to think about ways to incorporate upgrades that will reduce your energy bills. With a large project scope that involves opening or moving walls, just bringing your home up to current building codes will provide dramatic improvements to energy usage. But overhauls of drafty windows, under insulated walls and timeworn cooling and heating systems will minimize monthly bills and keep your family more comfortable year-round.

I bet you’re wondering, “Where do I even start?” Well, there would be little point in installing a high-efficiency HVAC (heating, ventilation & air conditioning) system without first sealing up the exterior of your home. First, consider what time of insulation you are willing to invest in. Spray foam insulation is roughly two to three times the cost of your standard fiberglass batting, but offers two to three times the effectiveness. The spray seals every nook and cranny, creating an air barrier, eliminating drafts. You also need to remember that a wall is only as airtight as its windows.

If you’re in the market for a new HVAC system, consider one that uses hot water as the “fuel” to heat the air stream—it’s about 96 more efficient—better than any furnace. The best feature is that it adjusts both the water temperature and the fan speed according to the system’s sensors. The equipment keeps up-to-the-minute track of weather conditions and the zones within the house demanding airflow. To expand on this, a favorite energy saver are the Nest thermostats. Using complex sensors, the Nest will learn your family’s routine and constantly reprogram based on real-time data. Each one can also be set up manually either in the home, or from a smart phone allowing you to alter your home’s environment from the road. The unit is said to reduce heating and cooling costs by up to 20 percent.

With just a couple upgrades and modifications, it’s easy to have more energy efficient home and watch those energy bills drop right before your eyes!
