Multifunctional Spaces: How to Maximize The Space in Your Home

Multifunctional Spaces: How to Maximize The Space in Your Home

Living in a small space can be charming, but it can also feel like a constant game of Tetris. You’re always trying to fit furniture, belongings, and life itself into a seemingly impossible amount of square footage. In 2024, the modern homeowner craves a more efficient, multifunctional use of space; a home that is flexible and transforms to suit the ever-changing needs of our lives.

Room additions for many uses

Why the Multi-Functional Mania?

Imagine a living room that transforms into a home gym with a retractable yoga mat and hidden weights, or a guest room that doubles as a serene reading nook by day and a movie haven by night. The possibilities are endless! These dynamic rooms can transform from one function to another with a little creativity and elbow grease. Here are some clever strategies to help unlock a world of spacious possibilities in your compact abode.

Think Like a Tetris Master

In 2024, homeowners are seeking versatile spaces that can serve multiple purposes by effortlessly transitioning from workspaces to playrooms and everything in between.

  • Visualize your battlefield: Grab a floor plan (or napkin sketch) and analyze your space. Identify underutilized corners, awkward nooks, and areas that can multitask. Is that hallway screaming for a bookshelf extension? Can your living room double as a yoga studio with some strategic storage placement?
  • Zone in on flexibility: Break down activities into their core needs. Does your workspace require more functionality and better lighting? Can your dining area morph into an extension of your kitchen creating a space for family to gather, cook and eat? Divide your home into adaptable zones that cater to diverse needs, without compromising on a stylish vibe.

Think Vertically

  • Walls are untapped real estate! Small homes mean limited floor space, so why not conquer the walls? Floating shelves, pegboards, and hanging storage units are your best friends. Even creating nooks within the walls can help save space and create an upscale look. Utilize these vertical wonders to store books, dishes, artwork, plants, or anything else that might be cluttering up your precious floor real estate. Bonus points for using decorative shelves or baskets that hide away clutter and add visual interest to your space.

Think Beyond the Walls

Multi-functionality is about smart design and strategic utilization of space; it’s about creating environments that are dynamic, adaptable, and responsive to our ever-changing needs.

Staircase storage

  • Remember that awkward space under the stairs? Turn it into a hidden reading nook, a storage haven for board games, or even a cozy pet hideaway. You can combine your love of books and cocktails with a cozy reading nook that incorporates a small bar. Or even use it as an extension of your kitchen and turn your stairs into a pantry for your dry goods and knickknacks.

Staircase Storage

Hallway heroes

  • Upgrade your hallway from a mere pass-through to a multi-tasking wonder. Add built-in shelves for displaying artwork, trophies or storing books. Install a sleek desk and floating shelves to create a minimalist home office. Or add cabinets for additional storage and linens.

Mudroom metamorphosis

  • Don’t let your mudroom be a cluttered wasteland. With a little effort, your mudroom can become a functional and stylish extension of your home. You can transform it into a drop-zone and command center for backpacks, shoes, and everyday essentials. Adding hooks, benches, and storage compartments can help to keep everything organized and accessible. You can add a wash station for your furry loved ones, designate a spot for leashes and install a laundry hamper. Or design specific storage solutions for bikes, skis, helmets, and other bulky sporting gear. And if space allows, you can even create a sun-filled haven for your plant collection.

Blur the lines between the indoors and outdoors

  • A California room’s magic lies in its seamless blending of the indoors and outdoors. The morning might see it as a sun-drenched yoga studio, afternoon as a breezy dining room for al fresco lunches, and evening as a cozy movie lounge beneath the stars. Built-in features like fireplaces, wet bars, and even workstations let it effortlessly morph into an entertainment hub, home office, or even a guest room with the pull of a curtain. This chameleon space maximizes your living area, adapts to your needs, and blurs the line between inside and outside, making every day feel like a Californian vacation in your own backyard.

Lighten Up

Living in a compact space doesn’t have to mean living in the shadows. In fact, with a few clever tricks, you can transform your cozy nest into a haven bathed in natural and artificial light, making it feel spacious and inviting. Here are some ways to turn up the wattage on your small space:

Embrace the Sun’s Kiss

  • Free the windows: Large windows flood your home with natural light, boosting your mood and energy levels. Large windows also add a modern and sleek touch to any home, enhancing the architectural beauty and value of your property. Resist the urge to crowd your windows with drapes or furniture and let the sunshine stream in unobstructed!
  • Lighten up your palette: Walls, furniture, and even your flooring can become allies in the quest for brightness. Opt for light, airy colors like white, off-whites, light grays, and pastels. Light shades reflect light, making the space appear larger and airier.

Mirror, Mirror on the Wall

  • Strategic reflection: Mirrors are your secret weapon in the battle against perceived darkness. Place them opposite windows to bounce light deeper into the room or hang them on narrow walls to visually expand the space.
  • Creative angles: Get playful! Consider a strategically placed mirror above a couch or dining table to reflect interesting views or artwork, adding depth and dimension.

Warmth from Within

  • Task Lighting: Proper lighting ensures you can see clearly for specific activities, like cooking in the kitchen, reading in a living room, or working at a desk. Poor lighting can strain your eyes and make tasks difficult. Adding overhead lighting and wall sconces can also bring different areas of your space to life.
  • Dim the drama: Ditch harsh overhead lights and embrace mood lighting. Dimmable bulbs allow you to adjust the ambiance, creating a cozy atmosphere for relaxing or entertaining.

Bonus Tips

  • Skylights and light tubes: If natural light is a real struggle, consider installing skylights or light tubes to bring sunshine directly into your space.
  • Clean windows: Sparkling windows let in more light and make the whole space feel brighter and cleaner.

Embrace Minimalism

One of the biggest enemies of small spaces is clutter. Minimalism is a lifestyle that emphasizes living with less. It’s about decluttering your home and your life and surrounding yourself with only the things that you truly need and love. This doesn’t mean that you have to get rid of everything you own. It’s simply about being intentional about what you bring into your space. Here are a few benefits and tips to embracing minimalism in a small space:

Benefits

  • It makes your space feel larger. When you have less clutter, your eyes have more space to roam, making your home feel more open and airy.
  • It reduces stress. Clutter can be a major source of stress, so getting rid of it can help you feel more relaxed and at peace in your home.
  • It makes it easier to keep your space clean. With less stuff to clean around, it’s easier to keep your home tidy.

Tips

  • Embrace An Open Floor Plan: Ditch the walls and dividers to create a spacious and airy feel. This is especially effective in small apartments or studios where every square foot counts. An open floor plan allows for natural light to flow freely, making the space feel larger and brighter. It also encourages interaction and connection between different areas of the home.
  • Keep it Simple with Color Palettes: A neutral color palette is a key element of minimalist design. Stick to white, gray, beige, or black as your base colors and then add pops of color with accents like artwork, rugs, or throw pillows. A neutral color palette will make your space feel calm and serene, and it will also provide a blank canvas for your furniture and decor.
  • Utilize Built-in Shelves and Storage: Built-in storage is a great way to keep clutter out of sight and free up floor space. Consider built-in bookshelves, cabinets, and benches to maximize your storage space. Built-in storage can also add architectural interest to your home and make it feel more polished.
  • Embrace Multifunctionality Minimalism: Look for ways to make your space multifunctional, for example, a kitchen island can also double as a dining table. A hidden Murphy bed or a foldable desk can be seamlessly tucked away when not in use. This allows you to transform a guest room into a home gym or a living room into a productive workspace.
  • Embrace the power of simplicity: When working with a minimalistic layout, opt for pieces with clean lines and uncluttered surfaces. They breathe openness and airiness into your space, instantly making it feel larger and more serene.

Open Floor Plan

Multi-functional spaces aren’t just about maximizing space, they’re about maximizing your life. They’re about embracing a dynamic home that moves with you; a space that reflects your ever- evolving needs and passions. Prioritize activities you do most often and create spaces that seamlessly transition between them. By incorporating an open floorplan, hidden storage, and clever design elements, you can unlock the full potential of your home and transform it into a dynamic, multi-faceted haven.

Freestanding Tubs vs. Built-In Tubs: What’s the Best Option?

Freestanding Tubs vs. Built-In Tubs: What’s the Best Option?

Freestanding tubs have been gaining in popularity in recent years, silently making a statement in many bathroom remodels here in Orange County and around the country. But are built-in tubs gone for good? Certainly not! In fact, many homeowners still choose this option. Otherwise known as drop-in tubs or apron front tubs, built-ins still have a useful place in terms of both style and function.

Ultimately, the best tub option is the one that fits YOUR specific needs and preferences. You may even find that freestanding tubs work well in some bathrooms in your home while a built-in tub is preferable in another. Before you get too far in your bathroom remodeling planning, take a look at the important considerations listed below.

Freestanding Tubs vs. Built-In Tubs: 4 Key Factors to Consider Before Remodeling Your Bathroom

1. Size: How big do you want your tub to be?

Freestanding tubs can range anywhere from 55 to 72 inches in length and 27 to 32 inches in width. Most options are 15-20 inches high and you’ll also have to leave about a 6 inch gap between the tub and adjacent walls, toilets, or other fixtures. This gap can sometimes create cleaning challenges but you can decide for yourself if other positives outweigh this potential negative.

In any case, this type of tub offers plenty of space for a full-body soak, an essential component of a spa-like bathroom at home. Just be sure your water heater can keep up with your hot water demands or you’ll be taking an invigorating ice bath instead!

The typical built-in tub is around 60 inches long, 32 inches wide, and comes in a little shorter at 14-16 inches high. This slightly smaller size may be a better fit if you’re working with a small bathroom and have limited square footage.

2. Style: Do freestanding tubs or built-in tubs fit your overall style better?

As you’re planning your bathroom remodel, you might think that the charm and style of your bathroom will come from cabinets, flooring tiles, fixtures, and the color scheme. But don’t underestimate the power of a tub in your overall bathroom design!

Freestanding tubs come in a variety of styles which can help contribute to the vibe you’re going for. Think clawfoot tub to create a nostalgic feel or a sleek, clean-lined tub to fit with a minimalistic style or modern farmhouse look.

In this Rancho Santa Margarita bathroom remodel, a freestanding tub bathes in natural light streaming from the corner windows and showcases a stylish Luxe Gold floor-mounted tub filler.

Kohler-undermount-sink-luxe-gold-widespread-faucets - free standing vs. Built-In Tubs

On the other hand, built-in tubs are more limited in shape and initial style. When adding a surround to a drop-in tub, however, the customizing options are almost endless. For example, stunning tile work around the tub can tie into wall tile or provide an accent to other tiling in the room.

3. Options: Do you want a tub-shower combo?

It’s an obvious statement but both freestanding tubs and built-in tubs are made for bathing. How often will you use the tub, though, or do you shower most of the time? Maybe showering is your go-to bathing method but you occasionally want to soak in the tub and you have limited space. If so, a built-in tub could be the perfect solution because you can easily have a tub-shower combo that gives you both options.

In this Mission Viejo bathroom remodel, space was limited so the homeowners opted for a tub-shower combo that features ceramic white polished tiles set in an attractive herringbone pattern.

Metallic fixtures and finishes are one of the contemporary kitchen and bath trends for 2023 - Built-In Tubs

Freestanding tubs are a little more challenging to use as a tub-shower combo. If square footage in your bathroom allows, though, you may have room for a walk-in shower PLUS a separate tub.

4. Accessibility: Would freestanding tubs or built-in tubs better match your future living arrangements?

Many modern homeowners are choosing to age in place rather than living with relatives or in an expensive nursing home during their golden years. In order for that to work, however, each remodel should include universal design features that enhance accessibility.

For many older adults with mobility challenges, freestanding tubs may not be very accessible. Built-in tubs, on the other hand, can usually accommodate a portable shower bench. Or, depending on its size, the tub surround may be wide enough to sit on while swinging your legs into the tub.

In this Laguna Woods bathroom remodel, the homeowners were concerned about making their home accessible so they can age in place during their retirement years. Since space allowed, they were able to have a sizable walk-in shower with a built-in shower bench PLUS a built-in tub with a wide surround.

Freestanding Tubs vs. Built-In Tubs: Which Is Better For YOUR Orange County Home?

As you plan your bathroom remodel, it’s critical to consider the factors mentioned above. It’s also important to work with a professional bathroom designer who can help marry your personal style and preferences with current design trends and best building practices.

6 Tips For Planning a Functional Bathroom

6 Tips For Planning a Functional Bathroom

If you haven’t heard the term before, you might be wondering … isn’t any bathroom that has a toilet, shower, and sink a functional bathroom? In simple terms, yes. Such a bathroom does serve the purpose of meeting your daily toileting and bathing needs. But that doesn’t necessarily mean that the space works WELL.

A functional bathroom has all the necessities but also flows smoothly, maximizes the use of space, and is easy to keep clean and organized. Let’s look at some of our top tips for planning a functional bathroom that supports your everyday life and makes your daily routine easier.

6 Ideas For Designing a Functional Bathroom

1. Design your storage solutions around items you plan to use in your bathroom.

Have you ever found yourself with cluttered countertops and a messy bathroom simply because you didn’t have the right place to store certain items? When everything has a place that’s specifically designed for its size and shape, you’ll be much more inspired to put items away when not in use.

First, take a close look at what you use on a daily basis. Then, determine what other items are necessary but maybe not used as frequently. You should have enough, and the right type, of storage to accommodate each of these items. As you go through this process, you may also find that you’ve been hanging onto items you DON’T use. These can be donated or thrown away to make more room for what you DO use regularly.

Now that you have a collection of frequently and occasionally used essentials, you’ll be able to see if standard cabinets or vanities can meet your needs. If they won’t, don’t be afraid to get custom cabinets that WILL accomplish your goals.

In this Monarch Beach bathroom remodel, the homeowners opted for a vanity that included drawers in a floating vanity. The size and shape allows for storing a wide variety of bathroom essentials so the countertop can be clutter-free.

2-kohler-undermount-sinks-with-2-lighted-mulitfunctional-mirror

2. Design your bathroom around who will be using the space and how it will be used.

Most homes today have several bathrooms. The primary bathroom is typically the one that gets the most use. Then, there may be powder rooms, guest bathrooms, or bathrooms used by children. In any of these cases, a functional bathroom is one that meets the needs of the people who will actually be using the space.

Small bathrooms that don’t even have a shower, for example, probably don’t need a lot of storage space. If there IS room for some cabinets, though, you can maximize the space by storing lesser used items here. Maybe there’s room for stashing extra toilet paper, guest towels, and washcloths, or other items that will only be used on occasion. This can free up space in the primary bathroom for more frequently used items.

Another factor to consider is the age and mobility of the people who will use the bathroom. Small children probably don’t need a walk-in shower or sturdy grab bars installed strategically. Such items are extremely functional, though, for in-law apartments or primary bathrooms of older adults who are planning to age in place.

In this Laguna Woods bathroom remodel, the homeowners planned their bathroom design around their desire to age in place here in their forever home. Inside the walk-in shower, a built-in bench was installed, the perfect addition to increase safety if they face mobility challenges in the future. Special wall blocks were also included in the design so that sturdy grab bars could be added down the road when needed.

28-drop-in-tub-with-air-massage-ultra-whirlpool-trim-kit-in-chrome-with-roman-tub-filler-and-hand-wand-in-chrome - Functional Bathroom

3. Decide what design elements are essential for a functional bathroom and which ones are simply ‘wants.’

Planning a successful bathroom remodel takes work and no small amount of ideas and inspiration! If you’re working on your own, it can be challenging to figure out how to get everything you NEED in your new bathroom while also considering what you WANT. This is where working with a professional designer can be especially helpful. With their knowledge and expertise, they’ll be able to help you design a functional bathroom that meets your needs but also incorporates elements that showcase your personality. The end result? A bathroom that works well AND looks beautiful.

In this Newport Coast bathroom renovation, the homeowners worked with our professional designer to get everything they needed to make the room function well. Since there was still room in their remodeling budget, however, they could spring for some of their wants, too, including a stunning blue and silver tile inset in the walk-in shower.

white-crackle-brick-stack-porcelain-floor-tile - remodeling your bathroom - Functional Bathroom

4. Maximize square footage with creative storage and floor plan solutions.

Of course, not every bathroom is created the same, and that’s okay! If your bathroom remodel includes unique spaces, unusual sizes, or specific requirements, it’s time to get creative.

Perhaps there’s additional space hidden behind one wall that can be tapped into to enlarge your current bathroom. Or, maybe the solution is custom cabinets made to fit perfectly in an oddly shaped corner. Work closely with your remodeling contractor to find out what’s possible and you might be surprised at how much you can fit without having a negative impact on aesthetics!

Dual Vanity Remodel With Built in Open Shelving for Storing Towels

5. Make cabinets easily accessible inside your functional bathroom.

Cabinets, drawers, and other storage spaces won’t do you much good if they’re not easy to access. Rather than storing towels and other items in a tall stack inside a cabinet, for example, why not use full-extension sliding drawers? You’ll be able to completely pull out a drawer to see what’s inside. And, since finding and storing items will be easy, there’s less of a chance for countertop clutter.

wood-cabinetry-trending

6. Decide where outlets should be installed for maximum efficient use.

Local building codes will likely dictate how many wall outlets are required in your bathroom, along with how far apart they should be spaced. For a functional bathroom, however, you may choose to have outlets installed in other places, too.

Think of what you use most on a daily basis. Do you have electric razors, toothbrushes, or other small bathroom gadgets that need to be frequently charged? Consider having outlets or charging ports for these items installed close to where you’ll use them. There are many possibilities, including inside medicine cabinets or drawers!

Fabulous Outdoor Kitchen Design Ideas

Fabulous Outdoor Kitchen Design Ideas

The right outdoor kitchen design can enhance your overall living and expand your indoor living space to the great outdoors. Known particularly for their entertainment value, outdoor living spaces can also be a place for the family to relax and unwind with the sights and sounds of nature close by.

Today, we’ll take a closer look at some of the most important design elements to think about when planning your outdoor kitchen design. Work with a design professional to put them into action and you’ll end up with an outdoor space your family can enjoy for years to come!

5 Factors to Consider In Your Outdoor Kitchen Design

1. Your outdoor kitchen should be in an ideal location for its intended use.

Many homeowners see their outdoor kitchen as an extension of their indoor living space. As such, the outdoor kitchen should be positioned where it can be easily accessed from inside. On the other hand, if you envision an outdoor living space that’s more of a pool-side food preparation and dining area, your outdoor kitchen space plan should reflect that.

In this Villa Park remodel, the homeowners opted to keep their outdoor kitchen separate from the outdoor seating area. It’s easily accessed from the home’s interior but includes plenty of useful features like informal bar seating, ample countertop space, and a built-in grilling station.

Outdoor kitchen remodeling employs California room structure - Outdoor Kitchen Design

2. The ultimate outdoor kitchen design includes features you’ll use frequently.

To be completely honest, the options for outdoor kitchen design are almost endless! Popular features include barbeque grills, beverage coolers, full refrigerators, stovetops, wall ovens, pizza ovens, dishwashers, sinks, icemakers, and more. The elements YOU choose for your own kitchen should be based on how and when you’ll use the space.

This Mission Viejo kitchen is made for entertaining, with a built-in barbeque, television, lounging area, bar seating, and beverage center, among other features.

Mission-Viejo-Backyard-Remodel

3. Decide whether your outdoor kitchen should be covered or uncovered.

Much of this decision will depend on where your outdoor kitchen is located, the type of climate where you live, and how you anticipate using the outdoor space. For example, if you live in a hot climate, you’ll likely appreciate some shade while you use the outdoor barbeque. On the other hand, if your outdoor kitchen is already shaded by nearby trees, you might opt for more of a pergola type enclosure.

This San Juan Capistrano California Room is not surrounded by concrete walls and shady trees. For those hot summer days, these homeowners opted for an outdoor living space that includes roof covering. This provides a little more shade and also a place to include a built-in heater for the cold winter nights when the time comes around, making this the ideal outdoor living space to enjoy all year long.

4. Incorporate durable but aesthetically pleasing materials in your outdoor kitchen design.

With their close proximity to outdoor elements, there’s no question that outdoor living spaces need to be built from and furnished with durable materials. And, depending on whether your outdoor kitchen is covered or not, it might actually be IN the outdoor elements.

Choose materials like granite or stacked stone that can withstand daily exposure to heat, humidity, wind, precipitation, or anything else your climate dictates. When you work with a professional designer, they can also help you choose materials that also match the overall style of your home. This way, your outdoor living space looks like a continuation of the inside, rather than an add-on that stands out.

This Rancho Santa Margarita outdoor kitchen and living area features stamped concrete decorative stones, granite, and marble throughout to add durability without sacrificing aesthetics.

new-roof-including-skylights-in-ceiling-speakers-recessed-lighting-radiant-heaters - Outdoor Kitchen Design

5. Include features that promote outdoor comfort.

Here in southern California, homeowners are often able to use their outdoor kitchens for a good portion of the year, if not all of it. A good outdoor kitchen design takes this into consideration and includes features that will keep you comfortable regardless of the weather. Think ceiling fans for hot summer evenings and open wall areas to make the most of a coastal breeze. You can also plan for cooler winter time temperatures with a more protected seating area near the kitchen that features radiant heaters or a built-in fire pit or fireplace.

The Rancho Santa Margarita California room mentioned above features a gas fireplace for cooler temperatures as well as ceiling fans and open walls for warmer days.

How to Design a Well-Functioning House

How to Design a Well-Functioning House

If you’ve ever been in one, you likely appreciate a well-functioning house. But do you know what it takes for a house to function well AND be aesthetically pleasing at the same time? Today, we’ll walk you through what design elements are essential for a house that works well but also feels comfortable and looks beautiful.

6 Design Tips For a Well-Functioning House

1. Make sure the floor plan matches your household’s needs.

Many homeowners get caught up in what their remodel will LOOK like and they neglect to spend enough time on how their remodeled space will FUNCTION. As you begin the design process for your remodel, think about how your space currently works. If everything works well and you simply want a fresh look, replacing appliances and changing out aesthetic elements will help you accomplish that.

More often than not, however, many people are frustrated with how their home currently functions. If this is the case, you need to take a closer look at your floor plan to see what changes need to be made. For areas that are too small and cramped, for example, removing a wall could create an open floor plan that functions better. In this Anaheim kitchen remodel, taking out a dividing wall between the kitchen and dining area made the space feel much larger and improved traffic flow.

built-in-refrigerator-freezer-with-panels - Well-Functioning House

2. Be practical and include space for everyday necessities.

Let’s face it … homes are for everyday enjoyment but they’re also for work! A well-functioning house keeps that thought in mind and therefore, includes designated areas for things like laundry and other everyday activities. You might include a utility room to keep household appliances out of sight. Or, you could design a mudroom that catches most of the dirty shoes and garments before they track through the house. If you work from home, be sure a home office is part of your remodeling plan.

The more you can plan for what you need on a daily basis, the better your overall design will be. And when your house functions well, YOU will, too!

3. Make good use of unusual spaces.

If you’re trying to remodel an existing home, you may not have had much say in its original design. As a result, you might be frustrated with certain spaces that don’t serve you well. If you don’t know what to do with a particular area, it’s not uncommon for that area to be a catch-all space, creating a cluttered look and feel.

The good news is that when you work with a remodeling professional, they can help you eliminate awkward spaces or at least make the most of them. In this Irvine whole home remodel, custom cabinets and drawers maximize the square footage under the stairs without detracting from the room’s aesthetics.

4. A well-functioning house plans for the future.

Unless you’re only planning to stay in your home for a short time, your remodel should meet your current household needs but also plan for the future. If you want to have children, for example, think about how that affects your home’s size and layout.

A well-functioning house also plans for the future in terms of aging in place or having in-laws or other seniors living with you. In this Laguna Woods whole home remodel, the retiring homeowners chose universal design elements to make their forever home safe and functional for years to come.

5. A well-functioning house has plenty of storage.

One of the biggest keys to designing a well-functioning house is making sure that everything has a designated place. In the kitchen, bathroom, and main living areas, ample storage can help you stay organized while reducing clutter. This adds to the visual appeal of each room but also makes them more functional.

Don’t be afraid to work with your remodeling contractor to come up with creative storage solutions. If you have oddball items or spaces to deal with, custom cabinets could be exactly what you need to make your home look and feel inviting.

6. Follow current design trends that match your personality and preferences.

Just like the fashion world, design trends in the remodeling industry change on a yearly basis. Some changes are more dramatic than others but one thing stays the same. Upgrading your home according to current trends can add resale value and make your home more appealing. In order for you to feel comfortable in it, however, you must pick trends that work with your personality.

If you love the rustic farmhouse feel, for example, a modern, minimalistic design may not suit your fancy, even if it’s in style. You might be able to mix several styles, though, to get what you like while still keeping your home fresh and appealing. This San Clemente kitchen remodel is a perfect example. It combines a relaxed farmhouse look with the neutral colors and sleek lines of a more modern design.
