Behind the Scenes with Home Design Photo Shoots

Designing and building dream spaces for families in Orange County is our specialty and we are passionate about it. Each employee on our team from the Director of 1st Impressions to your Designer to the Structural Engineer, Draftsmen, Project Managers, Carpenters, and Installers…we all LOVE what we do and take incredible pride in our work to make your home a more functional and beautiful place for your family to enjoy.

As you can see with the abbreviated list of team members above that we have you covered from start to finish in designing and building a space that you will treasure. We treasure it as well since it’s our careers and life work to provide these services. As such we take pride in photographing as many jobs as we can to share with the world, the beautifully designed spaces and the team of talent you get when you choose Sea Pointe Design & Remodel as your design build firm.  It’s also a nice gift to our clients to share their dream space with friends. We’ve seen clients that have a reveal party and use these photos on the invitation. We also have seen clients use these on Zillow to show how impeccable and gorgeous their home value in on the inside.

Photo shoots are one of our favorite days where we get to take it all in from every angle, any way we can. You may not picture what it takes to capture a lot of spaces with a lens. Sometimes our tri-pods have to do gymnastics to get the right shot. Sometimes our photog takes the same shot with several different types of lighting and different lenses.  And sometimes the photographer has to take 3 photos from left to right  to get a wide enough angle to share a large space. We typically have 3 different folks checking different screens for proper angle, lighting, staging, feature positioning, minimizing reflections, and the quintessential shot that makes you feel like you want to love and live in this space!

We start with our shot list and staging to be sure we cover every important design feature and position the scene so you can picture yourself living here.  You will note below (all untouched photos from behind the scenes – photographer images are still being processed) some of the priorities to show styles and features.

We like capturing the making of so we can give you sneak peaks into our design spaces that we’re so proud and excited to share with the world.  Below you will see our videographer framing up a gorgeous California room with all the trimmings of a kitchen.

We love collaborating and designing with our clients but need to market for the masses; so you will see in this photo that this stunning custom marble and glass enclosed full-sized beverage center (on the right) can have neon pink illumination, neon blue, or the basic white.  For marketing purposes we share the traditional white color. For our own pleasure and the clients, we absolutely adore the state in which the client likes to keep their design (PINK).  See all finished professional photos below.

We also like to show features that a lot of home owners may not know are available to them. These double islands have push release cabinets on every side of each island.  On the custom designed mirrored ends, you will find spice racks. You will also note the same mirrors used on the island end caps were also used on each side of the custom beverage center. These decorative coverings are hiding the functional firdge and freezer on each side of the custom beverage bar.  Below you will see the island on the left has more custom cabinetry design covering double dish washers on each side of the sink.

Unfortunately we did not get a shot of our photographer in the kitchen pantry so he could shoot the butler pantry with bar and coffeee station. That was a tight squeeze!  After 34 years of designing and building, we continue to learn new ways to market and new ways to share our “cut above” design concepts and quality construction in Orange County.  Photography and video continue to be as they say, “worth a thousand words” and we believe these remodeling photos  enable you to actually feel the space emotionally.  After all, the space you live in is the same space you want to feel safe, comfortable, functional, and happy in all the time.  It’s amazing what a make-over can do for your home.

These warnings and sheltering-in-place have been prevalent these last few months as we’ve all learned how to cope with the Covid-19 pandemic. You might be wondering … “Can I renovate safely during Covid-19?” We’re here to tell you, yes!

 

You don’t have to put off your entire list of home remodeling projects, but you might have to have a little patience and follow some different procedures or guidelines. Let’s take a look at how to renovate safely while Covid-19 is still hanging around.

 

Schedule a phone interview with your remodeling company

 

Instead of meeting face-to-face, schedule a phone appointment with your remodeler to discuss details of your intended project. You can talk about your remodeling budget, the scope of work, and some of your ideas.

 

Set up a virtual tour

 

Rather than making an on-site visit, your professional remodeler can take a walk through your home virtually via a video call. Just be sure to schedule a time that works for both of you and prep in advance to make sure your technology is working properly. Then, show off the area you want to remodel. You may be asked to take measurements so that rough drawings can be made.

 

Share information electronically

 

Once you’ve had your initial consultation, you and your design-build team can exchange pictures, design ideas, and other information via email, text, or other electronic means. You may be able to do a video call with your contractor to show something specific. Or, you can talk in person if you both wear masks and agree to converse at a safe distance.

 

Practice patience!

 

Due to extra steps, cleaning, and having to follow strict guidelines, your renovation project may take longer than normal. For example, if a crew member gets exposed to someone with Covid-19, there may be a smaller crew working at your home. Or, there could be a delay if the entire crew has to quarantine. One of the most fun items to select in the kitchen is your kitchen backsplash; this is something you can change out more often and get a complete feeling of a kitchen remodel with just the backsplash and pulls changed out.

Ask for estimates

With a detailed plan, it’s now time to make sure you can afford it. Ask your remodeling company for an estimate on how much it will cost to make your dream kitchen a reality. If it’s too much, then it’s time to tweak things a little to make the numbers work in your favor. If the price comes in too low for your budget, feel free to change things up. Keep in mind that general contractors and design build firm estimates will be different as design build firms include your as-built plans, new design plans, black and white elevations, kitchen cabinet diagrams, structural engineering if required, lead and asbestos testing, and 3D color renderings.  You general contractor will give you an estimate without any of these additional services and you will need to source and cost these independently.  The average general contractor has change orders which are after the estimate costs that increase your overall budget as you go.  Design build eliminates change orders by designing the whole kitchen with products and materials, thereby giving you a holistic budget.  General contractors tend to come in low to get the job and then use change orders to build the exact kitchen to their specifications.  The national average indicates that general contractors employ change orders at the rate of 40% per job; this means if the original estimate to get the job was $100,000, then the average GC would change order the job landing the total budget at $140,000. 

Finalize drawings and get permits (if required)

Many localities require a remodeling permit, especially for projects as large as a full kitchen remodel. Here’s another advantage of hiring a professional to help – they can provide drawings and get the needed permits while you sit back and relax. You want to be sure that the construction professional you hire is pulling the permits as the person, construction company, or design build firm that pulls the permit is legally responsible and liable for all scoped work.  This is your insurance policy as a homeowner on making sure the job gets done correctly and is inspected by another professional construction worker, the city inspector.
