Your Ultimate 2026 House Renovation Checklist

Your Ultimate 2026 House Renovation Checklist

Are you thinking of renovating your home but feel the process is overwhelming and challenging? A thoughtfully curated renovation checklist can turn your worry into a manageable and enjoyable experience. By planning ahead, organizing tasks, and anticipating potential challenges, you can easily upgrade your living space to achieve your desired style and comfort.

How to Design Your Kitchen Remodel

But even with the right plan, renovations can sometimes become overwhelming, leading to delays, budget overruns, and costly mistakes. How can you ensure that every detail is addressed and that your renovation project proceeds seamlessly from start to finish?

This article offers a step-by-step approach to help you achieve a smooth and stress-free renovation. From setting goals to choosing the right materials and contractors, you’ll discover ways to navigate the process confidently.

1. Define Your Renovation Goals

Before everything begins, take some time to think about why you want to renovate. Are you looking to increase resale value? Do you need more space? Or do you simply want a more modern look?

Key things to consider are identifying the rooms or areas that need remodeling and future-proofing your home; that is, whether the renovation will still make sense in five or ten years.

Additionally, factor in energy-efficient upgrades, such as smart thermostats or solar panels, to save on bills. Knowing your goals will help guide every decision in your 2026 house renovation checklist and keep you from making impulse choices.

2. Set a Realistic Budget

Money matters and the last thing you want is to run out of funds halfway through a project. To make a good budget, break down your costs and allocate funds for materials, labor, permits, and a contingency (typically 10–20% for unexpected expenses).

List must-haves vs. nice-to-haves, prioritizing the former. For instance, a gourmet kitchen might sound amazing, but do you need top-of-the-line appliances? Getting multiple quotes and comparing prices from different contractors will help you get the best deal.

3. Choose the Right Professionals

A renovation is only as good as the people behind it. Hiring experienced professionals can mean the difference between a well-completed project and a nightmare. There are different types of professionals you can work with. Some of them include:

i. General Contractors

Working with a Contractor Infographic

A general contractor oversees your renovation and manages subcontractors like electricians, plumbers, and carpenters. They ensure the project runs smoothly but typically require you to be actively involved in decision-making, material selection, and scheduling.

A general contractor is a good option if you have time to coordinate the project and source materials. However, there can be unexpected costs, as general contractors often have change orders that may increase your final bill.

ii. Design Build Firms

Working with a Design Build Firm Infographic

A design-build firm provides an all-in-one approach where each team involved in the remodel works together under one roof. So you don’t have to juggle multiple contractors, architects, and suppliers.

Design-build firms handle everything in-house, from project management and material selection to construction, ensuring a more seamless and stress-free experience. With a design-build firm, you’ll know all costs upfront, helping you avoid surprise expenses and delays.

What to Look for in a Professional

  • Licensed and insured contractors.
  • Positive reviews and a strong portfolio.
  • Transparent pricing and contracts.

4. Obtain Necessary Permits and Approvals

Skipping permits might seem tempting, but it can lead to hefty fines or problems when selling your home. You often need permits for structural changes (removing walls, adding rooms), electrical or plumbing work, and major exterior modifications.

Your contractor should help guide you through the permit process to ensure everything is up to code.

5. Plan Your Renovation Timeline

How long will your renovation take? The answer depends on the scope of work. The average timelines you can expect are as follows:

  • Kitchen remodels: 10 to 14 weeks.
  • Bathroom remodels: 6 to 12 weeks.
  • Whole-home renovations: 4–12 months.

Planning ahead helps avoid unnecessary delays and keeps your renovation on track.

6. Select Quality Materials and Finishes

The materials you choose will impact durability, aesthetics, and cost. Some 2026 trends to consider are sustainable materials like bamboo flooring and recycled countertops. Smart home technology (voice-controlled lighting, automated blinds), bold color palettes, and unique textures are also popular.

7. Prepare Your Home for Renovation

Living through a renovation can be challenging, but a little preparation goes a long way. Set up a temporary kitchen if remodeling your main one, use plastic sheeting to control dust, or consider staying elsewhere for major projects.

8. Oversee the Renovation Process

Even with a trusted contractor, staying involved ensures your vision comes to life. Schedule regular check-ins with your contractor and keep track of progress with a renovation journal. Always address issues quickly before they become bigger problems.

9. Conduct a Final Walkthrough and Inspection

Conduct a last walkthrough before signing off on the project to ensure everything meets your expectations. Things to check during the final walkthrough include:

  • Whether the contractor installed all fixtures, cabinets, and finishes correctly.
  • Whether doors and windows open and close properly.
  • Are there any paint touch-ups or minor fixes needed?

A thorough inspection ensures you get the quality you paid for.

Summary

For a successful home renovation, you need a solid plan, the right professionals, and quality materials. By following a well-thought-out checklist, such as the one discussed above, you’ll avoid common pitfalls and enjoy a smooth, rewarding experience.

Are Home Improvements Tax Deductible in 2026?

Are Home Improvements Tax Deductible in 2026?

Is remodeling my home tax deductible?

If you plan to renovate your home in 2026, you might wonder whether home improvements are tax deductible. After all, remodeling projects can be expensive, so finding ways to reduce the expense is always a good idea.

The short answer? Some home improvements may qualify for tax benefits. But not all. So, the best way is to know which upgrades can help reduce your tax bill and which will not.

That’s the purpose of this guide. We break down what you need to know so you can make good financial decisions while upgrading your home.

However, before discussing which home improvements qualify for tax benefits, let’s clarify an important distinction.

Tax Deductions and Tax Credits: Is There a Difference?

Deductible Home Renovations

Tax deductions lower your taxable income, allowing you to pay taxes on a smaller amount. Tax credits, on the other hand, reduce your tax bill dollar for dollar.

For example, if you spend $10,000 on a home improvement that qualifies as a deduction and you’re within the 22% tax bracket, your taxable income will decrease by $10,000, potentially saving you about $2,200 in taxes. If that same improvement qualifies for a tax credit, you’d get a full $10,000 back on your tax return.

What Home Improvements Are Tax Deductible in 2026?

Not every home improvement project qualifies for a tax break. But some specific types do. These include:

1. Energy-Efficient Upgrades

If you make eco-friendly upgrades, you could qualify for federal tax credits. The government encourages homeowners to use sustainable energy, so you may be eligible for tax benefits if you install:

  • Solar panels
  • Energy-efficient windows and doors
  • A high-efficiency heating and cooling (HVAC) system
  • Geothermal heat pumps

In 2026, two primary federal tax credits continue to cover energy-efficient remodels and clean energy installations: the Energy Efficient Home Improvement Credit (Section 25C) and the Residential Clean Energy Credit (Section 25D). While many programs were originally set to expire in 2025, extensions provided by recent legislation have maintained these incentives for the 2026 tax year.

2. Home Office Renovations

Custom cabinets and desk in Lake Forest home office remodel

If you work from home, you may be able to deduct the cost of certain home office improvements. But there are strict IRS rules:

  • You must use the space exclusively for work.
  • You can only deduct the portion of your home that’s used for business.

For example, if your home office takes up 10% of your house, you might be able to deduct 10% of the costs for repairs, renovations, and utilities related to that space. Note, however, that it’s always best to consult with your financial advisor before making any big financial decisions.

Eligibility: To claim the deduction, you need to either be self-employed, a gig worker, a freelancer, or an independent contractor. Unfortunately, the deduction isn’t available for workers who receive W-2s from their employers every tax season. Even W-2 employees who work from home aren’t eligible for this deduction.

3. Medically Necessary Modifications

If you or a family member has a medical condition, home improvements you make for health and safety reasons may be tax-deductible. These include:

  • Installing wheelchair ramps
  • Widening doorways
  • Adding stairlifts
  • Modifying bathrooms for accessibility

To qualify, a doctor must prescribe these improvements and not increase the home’s value.

4. Rental Property Renovations

If you own a rental property, upgrades and maintenance costs are often tax-deductible. Common deductible expenses include:

  • Replacing appliances
  • Painting
  • Roof repairs
  • Updating plumbing and electrical systems

These deductions can considerably lower your taxable rental income.

What Home Improvements Are NOT Deductible?

Most general home improvements won’t qualify for immediate tax deductions. Projects that are typically not deductible include:

  • Kitchen remodels. Unless they increase home value for future tax benefits.
  • New flooring or cabinets for personal use.
  • Landscaping and pools. These are luxury additions.
  • Painting your home.

However, these improvements can still help you financially in the long run by increasing your home’s resale value.

How Home Improvements Affect Capital Gains Taxes

Even if your renovation isn’t deductible right away, it might still help you save on capital gains taxes when you sell your home. Here’s how it works:

When you sell your house, the IRS taxes you on your profit (capital gains). But, you can add the cost of qualified home improvements to your home’s “cost basis,” reducing the taxable profit.

For example, if you bought your home for $200,000 and later sold it for $350,000, you’d have a $150,000 profit. But if you invested $50,000 in qualified renovations, your taxable profit would drop to $100,000, potentially saving you thousands in taxes. Once again, it’s always best to consult your financial advisor before making big financial decisions.

Navigating Tax Deductions: Best Practices for Homeowners

To make the most of tax benefits in 2026:

  • Keep Detailed Records: Save all receipts and documents for home upgrades.
  • Consult a Tax Professional: IRS rules change, so expert advice is essential.
  • Plan Smart Renovations: Invest in energy-efficient and value-boosting projects.

Summary

So, are home improvements tax deductible? It depends. While not all upgrades qualify, strategic renovations, like energy-efficient updates, home office improvements, and medically necessary modifications, can offer tax advantages.

If you’re planning a remodel in 2026, why not make smart, value-boosting choices? At Sea Pointe Design & Remodel, we specialize in high-quality renovations that enhance your home’s comfort, functionality, and resale value.

FAQs

Are home improvements tax deductible in 2026?

Some home improvements, like energy-efficient upgrades and medically necessary modifications, may be tax-deductible or eligible for tax credits. However, general renovations typically do not qualify.

Can I deduct home office renovations?

Yes, but only if your home office is used exclusively for business. You can deduct a percentage of improvements based on the size of your office relative to your home.

How do home improvements affect capital gains taxes?

Qualified renovations increase your home’s cost basis, reducing taxable profit when you sell. This can reduce your liability for capital gains tax.

What tax credits are available for home improvements in 2026?

The Residential Clean Energy Credit (up to 30% for solar panels) and the Energy Efficient Home Improvement Credit (up to $1,200 for energy-efficient upgrades) are available.

How can I ensure my home improvements maximize tax benefits?

Keep records, choose energy-efficient upgrades, and consult a tax professional to understand the latest IRS rules.

Remodeling in Place: Form, Function & Design Solutions

Remodeling in Place: Form, Function & Design Solutions

This new year has couples working from home with children also working from home. Whether your kids are 8, 18, or even 28 and living at home, there’s more people home more often now than ever with the current shelter in place orders.  People are using their home differently than they ever have before and with more people simultaneously using the same space for different purposes, there’s a demand for more space. This has a lot of folks considering how their space is configured and how they want to use it.

Remodeling in Place

Remodeling Your Home for Shelter in Place Needs

The increase in demand for remodeling in place has been up 40% year over year. From home offices, kitchen desks, to accessory dwelling units, homeowners are remodeling in place more than ever before. Our homes have now become much more than our family meeting place; now this is our everything place.

Be sure when you decide to jump into this popular pool, that you are prepared and have done your homework; you don’t want to let anyone off the street without proper license and insurance working on your home or you could find yourself in a bind with a worker’s injury costing you a lien.  There are many very reputable firms out there, you just need to ask the right questions and check their credentials.  Here is a great reference tool that gives you 15 ways to check your remodeling firm’s reliability and client satisfaction.

Additional Living Space

Home Design & Remodeling Space Options to Consider

There are so many ways to configure your home to meet your family’s needs as you shelter in place. From individual office space to independent study space as well as finding that spot for your home workouts. We have been approached to reconfigure home layouts more often this year than ever before in our 34 years of remodeling.

Plenty of families are opting for building an additional dwelling unit (ADU) on their property. California legislation passed congressional law enabling all California homeowners to pursue such options with the necessary local law requirements. This space can be used for so many purposes and often provides more room than you may consider. A standard sized garage can fit 3 offices, a kitchenette, and a restroom. This may solve all of your problems.

How do I legally convert my garage to living space?

Making Office Space in Your Home

An alternate approach is to repurpose a children’s room or guest room to be an office while another worker repurposes a kitchen island. Though remember temporary solutions like a kitchen island may lead to long-term frustrations. Consider this may be a long term solution where you want filing cabinets and the necessary support tools a desk holds; you may find yourself remodeling in place again and finding space for a desk in your kitchen.

Consider our current shelter in place order something many companies will retain with alternate work schedules and shared work spaces as it is working for many companies already. Consider asking your company if they will be providing an accommodations to make your home office an easier place to utilize. Google employees were given a stipend to create a comfortable home office space that enables them to be productive.  And if you’re looking for an overhaul, consider reaching out to design professionals to get your space reconfigured to meet you and your family needs.

Remodeling in place has increased demand for desks in kitchens.

Another big request we are seeing with the remodeling in place movement is the need for a space to work out and get fitness equipment set up. It’s reported that home gym equipment sales went up 535% after COVID shelter in place orders were issued. You could find used equipment at this time selling for outrageous rates. Since the initial announcement, things have quited down a bit and you can find equipment back in stock and affordable to fill your home gym space.

There are so many indoor / outdoor options for getting exercise in southern California that we have many design and layout options as well. If you need that extra push to get a gym environment installed, check out our article on 5 reasons clients are building home gyms.

Remodeling in Place is increasing demand for home gyms.

Whatever your struggle may be with family space, purposeful use of space, or repurposing of space, we can help. Our professional designers are skilled at identifying functional needs and solutions within your existing footprint to provide value engineering and deliver exactly what you need in a beautiful design that makes you feel inspired when in the space. And the good news is that some of your home improvements may even be tax deductible. Read our recent blog on which remodeling projects may qualify for tax credits or deductions and talk to your tax professional.

If you have a smaller-sized bathroom space in your home, there are still design tricks that can give the illusion of a larger space while offering great functionality while still maintaining a beautiful design. Here are what our experts suggest!

1. Natural Light

Adding a skylight or windows that allow for natural light to spill in your bathroom, can really enhance the space. By allowing in more sunlight, the space becomes brighter and appears larger than what it is. We get the fresh and open feeling. This bathroom remodel we designed and built in Huntington Beach also includes a nice area for easy access to towels. Including storage space where you can in a smaller space is essential!

2. Floating Shelves

floating-shelves-in-small-bathroom-renovation

Floating shelves above the toilet or alongside the vanity make for the perfect place to show off your décor or to place toiletry items, which open plenty of counterspace. With a design like this, you can store more items in the bathroom such as towels, tissue paper, and pleasant items like flowers to enjoy. With more countertops space, you can also have more room for simple everyday things like setting your phone down and display of soaps and lotion. This is great for small bathroom remodels since every inch of counterspace matters.

3. Storage Space

Even with a smaller bathroom space, there is still room for great storage options. For easy access to toiletries or towels, an open shelf is very functional underneath the vanity. Adding in drawers below the vanity serve for good purpose too! You can have the best of both worlds with hidden and open storage space.

4. Built-in Stool for the Kids

built-in-stool-for-kids

Sometimes smaller spaces in bathrooms means no room for extra things like step stools for the little ones. Our designers take your everyday needs and work with you to design a space that makes sense for your design and use. Check out this bathroom remodel we designed and built in Laguna Beach. From the cabinet storage space under the vanity to the bright white walls, the small space has the illusion of a larger bathroom. This bathroom, perfect for the kids includes a built-in step stool under the vanity! How adorable is that! This design is the definition of cute and efficient at its finest.

5. Built-in Tub and Shower

Why not take full advantage of space? For those who love their occasional relaxing baths, but still need their stand-up shower, this design is fitting for you. This option with a glass door allows for a more seamless design that also gives the illusion of a larger bathroom. Adding little tricks like this to your design will make more efficient everyday use of your small bathroom. Even if you wanted to go for a spa day and take a nice bath, you can easily rinse off after in the connecting shower.

6. Glass Walk-in Shower

glass-walk-in-shower

Another design trick our professionals recommend is to have the glass wall for a walk-in shower with a seamless floor. Here is a bathroom design we built in Irvine that showcases this perfectly. The way the wooden floor flows into the shower give this bathroom the illusion it is larger than it is. Adding the window for natural light to pour in and the floating shelves above the vanity were also amazing features in this design.

7. Reflective Backsplash/Wall

small-bathroom-inspo

A reflective backsplash can do wonders! The way light bounces off the backsplash tiles in this bathroom enhances the appearance. From reflective horizontal mirror tiles to mosaic marble tiles, you cannot go wrong with a design like this. The way the light reflects off the backsplash is such a captivating design. This is another trick our experts suggest if you are going for a more glam or elegant aesthetic as well as looking to brighten up the overall space.

5 Reasons Why You Should Build A Home Gym

5 Reasons Why You Should Build A Home Gym

home-gym-remodel

It’s time to get that workout playlist ready because home gyms are on the rise. With many of us spending more time at home curbing Coronavirus, we have seen a huge spike in room additions for the sole purpose of building home gyms. As LA Fitness, 24 Hour Fitness, Soul Cycle, and more close their doors to help fight the pandemic, gym-goers are ahead of the game and have taken matters into their own hands by building their own home gyms.

home-gymWe know the idea of an increase in home gyms seems to make clear sense, but the numbers itself are quite startling. According to data from Adobe Analytics, Ecommerce sales of fitness equipment had gone up 55% in just a five-day period in the second week of March 2020 when Covid-19 cases were beginning in the U.S.

In fact, this rise surpasses the demand that normally rushes in when New Year resolutions are being made as well as right before summer, AKA swimsuit season.

From the same report, in 2019, workout equipment sales made online jumped 70% from February to March, while in 2020 sales shot up by a whopping 535% during that same exact period.

gym-shutdown

This gives us a convincing indicator that it’s time to swap in that fitness membership and invest in our own home gym. As if those numbers alone, aren’t convincing enough, if you’re on the fence about creating your own workout space, here are five reasons why you should build your own home gym.

1. Safer

Safer-at-home-gym

As Covid-19 cases continue to spread and fluctuate throughout California, gyms are temporarily closing and re-opening every few weeks. According to the Centers for Disease Control and Prevention, cases can spread more easily at public gyms, hence the shutdowns that we continue to see. Overall, it’s better to be on the safer side. When you have your own home gym space, you’re not running the risk of catching or spreading the virus. It’s safer for you and your loved ones. Even if you are in quarantine, you will still be able to complete your workout routine at home while keeping those you care about safe and healthy.

2. Convenient

Home-gym-equipment

Imagine hopping out of bed in the morning and not having to make that commute to the local gym. You have the potential to save time by just walking a few steps to get your workout on. No more rushing home to change and heading over before it closes either. The kids are home because schools closed again? Working remotely from home? With your own personal gym, you’ll be able to workout on your own time, whenever you want.

3. Customized

home-exercise-bike

Make your workout more fun and enjoyable by customizing your own at-home gym space. Put up your neon light signs that reads positive words of affirmation or go with a design that is more motivating for you to work out in. Choose the best home gym equipment that you want and will use. From exercise bikes, to a workout bench, to a cable pull down, there are so many to choose from.

With public gyms closed, shares from the trending cycling machine, Pelaton were up nearly 30% in just March alone, according to BBC. And at the end of June, sales have spiked 172% year-over-year. The popular workout machine had even cut prices by around 15% to make the bikes more affordable since many more people are working out from home.

4. Privacy

benchpress-home-gym

Privacy. It’s something we all need, and probably also now more than ever if you live with other family members or loved ones. We often use working out as an escape or stress reliever and it’s hard to do that when the public gym is crowded. While your family is also in quarantine at the house, an at-home gym allows you to escape for an hour or two and still get your workout on in your private home gym space while the kids are in the living room or taking a nap.

5. No Waiting

gym-equipment

No more waiting! It can be such a buzz kill when you’re in full-on workout mode and you’ve got your routine going on leg day and all of a sudden you find yourself waiting for a particular machine for 15 minutes. The best part about having your own gym is not having to wait for any machines. This will give you a more efficient workout and you will even save more time.

If you want to get started on creating this workout space, we can help you do just that while saving time and giving you the best quality remodel. When you are ready to start on your own home gym, give us a call at (949) 861-3400 or fill out the form below and we will schedule your complimentary design consultation with our design professionals. We will work with you to design and build your dream home gym!
