Your Ultimate Guide to Planning a Room Addition

Your Ultimate Guide to Planning a Room Addition

Planning and building a room addition can seem overwhelming at times, yet it remains one of the most popular home renovation projects. That’s because it offers great potential for adding space, function, and versatility to your home. Before you start planning your own addition, let’s look at why room additions are so popular along with some of the most important factors to consider along the way.

Room addition for extra square footage

3 Key Reasons to Remodel With a Room Addition

1. Add overall square footage to your home.

If you really like your home and where it’s located, a room addition is a great way to make your home meet your needs long term. For example, perhaps you now have more children and need the extra space. Or, you simply want a new look. Either way, adding a room (or two!) can get you exactly what you need or want.

2. Increase your home’s resale value.

If you’re looking to sell your home in the next year or so, going through the process of planning and building a room addition probably isn’t in your best interest. The process itself can take months and you likely wouldn’t get much use out of the new room before selling your home.

On the other hand, if you anticipate selling a few years down the road, it’s wise to think about what type of room addition can be beneficial to you now but also increase your home’s resale value later. For example, an additional bedroom or bathroom could be what you need now for your growing family but also be attractive to potential buyers in the future. Or, maybe adding a master suite creates that at-home spa-like atmosphere you’ve always dreamed of and would be a great selling point down the road.

3. Add function and versatility.

There’s no question that as homeowners, our needs change as the years go by. If your aging parents need some assistance but you don’t want them to be in a nursing home, for example, perhaps a small apartment or in-law suite would be a useful addition to your home. Or, if you now work from home thanks to pandemic workplace changes, a designated office space could be the perfect room addition.

Factors to Consider As You Plan a Room Addition

Just like any other home remodeling project, building a room addition requires a great deal of planning. Here are some factors to consider as you start the process:

Building out vs. building up – If you have enough property, adding a room in front, behind, or on the side of your home can work well. If space is limited, however, adding to your home vertically may be an option. Just be sure that whichever option you choose fits well with your overall home design and the design of other homes in the neighborhood.

Project timeline – Every remodeling project is different. As you begin to plan yours, think about how long it will take from beginning to end. This will help you plan how to use your existing space during the process. Depending on the extent of the project, you may need to vacate one end of the house or even stay somewhere else entirely.

Financial considerations – Every home renovation project needs a remodeling budget. Of course, how sizable that budget is depends on the square footage you’re remodeling, the types of materials used, which remodeling contractor does the work, and a variety of other factors. Once you’ve determined the size and scope of your room addition, you can decide whether you already have enough money to complete such a project or if additional financing is necessary.

Structural components – One of the biggest factors affecting your remodeling price tag is the extent of work that needs to be done. Will demolition be required? Do load-bearing walls need to be moved? Will plumbing or electrical components need to be relocated? All of these can have a significant impact on your overall budget.

Structural components to consider for a room addition

The nitty gritty details – There are specific details that must be addressed in order to make your room addition a success. For example, will it be okay to simply add a new room with its own roof? Or, will your home’s entire roof need to be replaced to make everything match properly? Similarly, windows and siding should be considered so that the new addition blends seamlessly into the existing home vs. standing out like a sore thumb.

Hiring a remodeling contractor – Unless you’re a skilled designer and builder yourself, planning and building a room addition is not likely something you will do yourself. Hiring a local design-build remodeling company enables you to get the services of designers, engineers, and builders all under one contract. In addition, they will act as general contractor, handling all necessary permits and other contractors such as plumbers and electricians. Look for a remodeling company that has gotten great reviews from past customers and one that has significant experience remodeling in your area.

5 Function-Packed Home Improvements That Also Add Style

5 Function-Packed Home Improvements That Also Add Style

Thanks to post-pandemic inflation and building material shortages, home improvements planned for 2022 will already cost you more than they would have in previous years. Why not make sure you’re getting the most bang for your buck with a stylish remodel that also packs in as many function-packed home improvements as possible?

While individual tastes change and remodeling trends vary from year to year, the need for function has been and always will be present. That’s because our homes are not mere show pieces but rather, built for our pleasure, enjoyment, and everyday use. As such, the rooms and living spaces we create should be a blend of usefulness and style, meeting the homeowners’ needs in an attractive way.

Function-Packed Home Improvements That Help You Do More

Before you get too involved in scouring online remodeling portfolios for ideas, let’s talk about 5 home improvements you could make now or in the near future to help you get the most out of your space.

1.  A Home Office

Thanks to the pandemic, the popularity of a home office has risen to new heights. Even though the pandemic is waning, however, the need for a designated office space at home is expected to continue. That’s because many employers and employees now realize the benefits of a remote working environment.  A home office can also be beneficial for students who simply need an organized, quiet place to study, do their homework, or complete other school projects.

In this Newport Coast whole home remodel, the homeowners opted for simple white walls contrasted beautifully by a stunning Monark Plank hardwood floor with a herringbone design. There is ample room for comfortable chairs and a work desk while built-in cabinets and shelving provide plenty of storage space to keep this work-from-home office neat and tidy. This is a perfect example of what a stylish but function-packed home improvement can look like!

2.  Informal Seating Nooks

If you have a formal dining room or outdoor living space with a dining area, these are perfect places for entertaining large groups or for everyday family dining. But what about the times when you want something more informal? Like when you grab a bite to eat with your child before soccer practice or when you want to sit with a cup of coffee and check out the morning news?

A built-in seating area in a kitchen corner or alcove is the perfect informal dining solution. That’s exactly what the homeowners opted for in this Laguna Niguel coastal farmhouse kitchen remodel. The kitchen island has countertop seating for two and the adjacent dining area can handle larger groups, but a small alcove lined with windows makes the perfect spot for a cozy meal or someplace for the kids to sit while doing their homework.

3.  Curbless Walk-in Showers and Built-In Shower Benches

Now this is perhaps one of the most future-thinking function-packed home improvements you can make. That’s because curbless showers not only look sleek and stylish but they also fit with today’s hot trend of aging in place. Living in your home as long as possible means making it easier to do so, even when you face mobility challenges. A shower that’s easy to enter and a built-in bench for sitting makes for the perfect aging-in-place design.

For example, the shower in this Mission Viejo bathroom remodel boasts an easily accessible entrance while the built-in shower bench offers both function and visual appeal.

4.  Custom Cabinetry For Unique Storage Options

Whether you have a uniquely shaped room or you simply have a lot of things to store, custom cabinets can provide essential storage solutions. They serve the useful purpose of keeping things neat and tidy but can be functional in other ways as well.

In this Newport Coast remodel, for example, the recreation room/den boasts an entire wall of built-in cabinets. The largest cabinet houses a big screen TV while other smaller ones hide a mini beverage fridge and ice maker – an entertainer’s paradise!

5.  Mudrooms or Wash Rooms

Whether you have small children or indoor/outdoor pets, a mudroom located near an outside entrance is one of the most useful function-packed home improvements you can make. Cabinets, cubbies, and baskets provide storage space for boots, shoes, bags, and other items that would dirty or clutter the rest of your house.

In this Laguna Hills whole home remodel, the homeowners opted for a custom-built dog wash room. Although it’s currently used to keep dirty pets from tracking through the house, it could just as easily be used for dirty children or soiled shoes!

2022 Sea Pointe Design & Remodel Safety Spectacular

2022 Sea Pointe Design & Remodel Safety Spectacular

National-safety-month-in-residential-remodeling

Sea Pointe Celebrates National Safety Month

June 2022 is dedicated as National Safety Month. Being a construction company, Sea Pointe takes pride in their incredible field workers and all the hard work they put into making our clients happy and getting the job done. With that said, although construction can be a rewarding job, it can also be incredibly risky and often dangerous without the necessary safety precautions.

In 1996, the National Safety Council established June as National Safety Month in hopes to spread awareness of leading safety and health risks in the work force. When dangers and hazards likely to cause harm are unaddressed, it goes without saying that there could be irreversible consequences. By celebrating National Safety Month, we are taking time to reflect on how to protect our employees while also choosing to foster healthy work relationships.

At Sea Pointe, we celebrate this month annually by bringing our field employees & project managers together for a day of fun activities, education, and team building. This annual event is organized by Debbie Kay, Sea Pointe’s Director of Construction, who puts a lot of time and effort into making this day both entertaining & informative. Not only is celebrating safety month educational, it is also a fun way for individuals to engage with their coworkers and build better team relationships.

company-culture-events-in-residential-remodeling

The first official event was held in June of 2022 and was no doubt a success. The group was invited to an on-site location with food, beverages, and music. Individuals were placed onto teams and given color coordinated t-shirts with the words “Sea Point Production Team Safety Spectacular”.

construction-team-sea-pointe-design-remodel

The first game required the teams to acquire as many safety items as possible from their vehicles in under just three minutes, teaching the group the value of always carrying protection gear with them, especially when out in the field. The second task was a nail drilling competition, followed by a niche building contest. Everyone had a blast competing for a place in the top 3 and there was not a smile missing on anyone’s face.

The day was finished off with an educational trivia game and a few final words from Debbie to conclude this event. Medals & awards were also given out to the teams who placed 1st, 2nd, and 3rd in the games!

According to OSHA, or the Occupational Safety and Health Administration, one in ten construction workers are injured every year. Not only this, but the construction industry is #2 in the United Sates for fatal injuries. With this said, Sea Pointes efforts to further educate their employees on construction safety in a fun and entertaining manner not only encourages extra precaution in their line of work, but also promotes a healthy work environment and fosters team-like atmosphere.

Our field workers are no doubt some of the most valuable people in our company, and taking the time to appreciate everything they do for us is a necessity. By choosing to celebrate June as National Safety Month, we are choosing to make our field employees & their safety a priority, it is also a great excuse to celebrate everything they do for us!

What Is a California Room and How Much Does It Cost?

What Is a California Room and How Much Does It Cost?

Built for luxurious outdoor living, exquisite entertaining, or tranquil relaxation, a California room can be the perfect upgrade for your southern California home.

Today’s homeowners are often looking for outdoor living space, either in the home they already own or in a home they wish to buy. Rather than simply desiring a pretty patio or comfortable outdoor dining area, however, a California room has become the newest way to enjoy more time outside. Let’s take a look at what a California room is, some of the common features that are included, and how much it costs to build.

What Is a California Room and What Does It Look Like?

Imagine all the comforts and luxury of an indoor living space with the fresh air and tranquility of an outdoor living area – that is the ultimate definition of a California room. Although the idea for such a room originated in Florida, these outdoor living spaces have become popular in areas such as southern California because of the mild year-round weather.

California rooms are typically open on just one or two sides and have a complete roof. This gives them an open-air feeling but with added protection from the elements vs. a patio or outdoor seating area that isn’t enclosed at all. In fact, a California room is often a nice transition element between enclosed indoor living spaces and open outside features such as pools, patios, or barbeque areas.

Features vary widely and can include just about anything you can imagine! For example, this Villa Park California room has a large TV, fireplace, comfortable lounging area, and a full kitchen with built-in storage – the perfect place to entertain or simply enjoy the outdoors in luxury!

Just as luxurious but on a smaller scale, this outdoor living area in Mission Viejo is an entertainer’s dream. It boasts a built-in beverage center, barbeque area, comfortable seating, TV, surround sound, and more, all in close proximity to a stunning water feature.

Lastly, take a look at this lounger’s paradise in Coto de Caza. Gorgeous porcelain plank flooring, comfortable couches, a built-in beverage center, large screen TV, cozy fireplace, and beautiful pendant lights are just a few of the things that make this California room the perfect place to relax and recharge.

How Much Does a California Room Cost?

Now that you know what a California room is and what it looks like, it’s time to answer the big question: How much does a California room cost to build? Well, just like any other home remodeling project, the final cost depends on a variety of factors. These can include, but are not limited to:

  • Square footage of the room
  • Quality of materials
  • Features and appliances – entertainment center, fireplace, cabinetry, etc.
  • Geographical conditions (i.e. what needs to be done to make that particular part of the property buildable)
  • Electrical and plumbing

To get the most accurate estimate of cost, it’s wise to work with a design-build remodeling company that has experience in designing and creating California rooms and other outdoor living spaces. Although the overall cost will depend on the specifics of your property and what you want to include in the room, here’s how the cost typically breaks down in terms of percentages:

Working with a design-build firm, you have a host of benefits all under one roof:

  • Architecture, engineering and design professionals – They can combine your vision of the ideal California room with sound building principles and appropriate design techniques to create a space that’s functional, beautiful, and architecturally sound.
  • A project manager – Rather than having to coordinate multiple building professionals or contractors on your own, the project manager does it for you, helping to streamline the process and get the work done in a timely fashion.
  • Top quality builders and other construction professionals – From master builders to expert electricians, plumbers, and more, a design-build firm has the professionals you need all in one place and wrapped up in one single construction contract.

Top 5 Ideas for Southern California Outdoor Living Spaces

Top 5 Ideas for Southern California Outdoor Living Spaces

If you live in Orange County, you likely appreciate the 280+ days of sunshine we have each year. But, do you truly get to enjoy it? Those homeowners with outdoor living spaces do!

Designing and Building Orange County Outdoor Living Spaces

Today, we’re going to walk you through some of the best ideas for outdoor living spaces for your southern California home.

1. Outdoor Living Room:

Whether you’re entertaining friends or simply want to enjoy the fresh air with family, an outdoor living room can be the perfect home addition. From couches and chairs to large screen TVs, entertainment centers, and surround sound systems, the options for your outdoor living area are just as abundant as those for the inside. For the ultimate experience, we recommend creating a seamless transition between your indoor and outdoor spaces.

2. Outdoor Kitchen:

Let’s not forget that with the sunshine we enjoy, we also get a fair number of HOT days. With a fully equipped outdoor kitchen, you can keep the heat outside while still enjoying a home-cooked meal. It’s also perfect for special events like graduations, family reunions, and holiday get-togethers when you may be cooking for more people and your guests may already be spending time outside anyway.

3. Outdoor Dining Area:

Rather than having to carry food back and forth between inside and out, why not have a full dining area outside? You can keep it casual with bar-style seating or more formal with a full patio table and chairs.

4. Fireplace or Fire Pit:

When there’s a chill in the air or you simply want a warm, cozy place to relax, there’s nothing quite like a fireplace or fire pit to do the trick. It can be its own separate feature or built into your outdoor living room or dining area. Just remember to follow all local rules and regulations regarding open fires or you may find yourself in a hotter situation than you imagined!

5. Water Feature:

While your luxurious master bathroom may already provide you with an indoor oasis, how about an outdoor one? Adding a water feature to your outdoor living space can be exactly what’s needed to create a sense of tranquility in a busy, bustling world. Water features can be small and simple or large and elaborate. The important thing to remember is to incorporate it into the space so that it achieves the desired effect.

Important Factors to Consider When Designing Outdoor Living Spaces

With any remodeling project, there’s a fair amount of planning that needs to happen before construction even starts. Designing and building outdoor living spaces is no exception. There are even a few unique factors to consider that you may never have had to think about when planning a kitchen remodel or other indoor renovation.

Before your outdoor living space design is complete, think about these things:

Function/ purpose: What exactly do you plan to do or have in this outdoor living space? The answer will greatly impact the size needed for the space as well as specific characteristics such as fixtures and furniture.

Materials: It’s important to remember that outdoor living spaces are subject to the elements, whether that be rain, sunshine, or even snow. With this in mind, you’ll want to choose materials that are specifically designed for outdoor use. Within that category, there’s plenty to choose from so don’t be concerned that you won’t have many options!

Setbacks: We can’t speak for other areas of the country but in Orange County, most municipalities have requirements regarding setbacks. In other words, there must be a certain distance between your home or outdoor living space and the street. Find out what your particular town or city requires and you’ll have a better idea of whether or not an outdoor living space is even possible on your property.

Property features: Do you live on a hillside? Are there large amounts of rocks in your soil? Does your property have wet areas? Geographical features like these may limit where and how you can build onto your home.

Homeowner association regulations: If you live in a development or neighborhood where homes are close together, remember that your outdoor living space will be visible to others. If your property is governed by a homeowner’s association, there may be specific regulations that determine what colors or features you can have or what materials you can use in your outdoor space.

Who Should Design Your Outdoor Living Area?

Many people believe that a landscape company is best suited for designing and building outdoor living spaces but we have to disagree. Companies like these are equipped to install plants, trees, and shrubs to enhance your space. However, they may not be skilled at designing and building outdoor living areas that include architectural elements that need to seamlessly integrate with your existing home.

At Sea Pointe Design & Remodel, our design and construction professionals attend to every detail. From planning the best use of the space to designing style and architectural elements to suit your fancy to building the space with the highest quality materials and workmanship, we have you covered!
